After a lead time of ten years, the construction of new shopping centers began on Tuesday with the symbolic groundbreaking ceremony on the Edeka site in Penzberg.

The investment for this alone amounts to 30 million euros.

From 2025, a new residential area will be built in a second construction phase on the southern half of the Edeka site.

Penzberg – The northern half of the Edeka area on the “Grube” street currently looks like a lunar landscape.

In the past few months, the former Edeka central warehouse, an administration building and two residential buildings had been demolished there.

It took more than ten years to decide on a development plan for the area that owners, politicians and downtown retailers could live with.

First stage on the Edeka site: construction of the new supermarkets

Now - the first stage - the construction of a new Edeka market, a Lidl discounter and a specialist market for pet food can begin on the northern half.

The construction of the new residential area will follow later - when the Edeka supermarket has moved into its new building.

On Tuesday, owner, builder and project developer Herbert Küblböck came together with representatives from companies, the city and the district for the symbolic groundbreaking ceremony on the construction site.

The client expects an investment volume of 30 million euros

An investment volume of 30 million euros is estimated for the "new local supply center" in Penzberg, explained the head of the Regensburg Küblböck Group, who has planned and built numerous retail and service properties in southern Bavaria over the past three decades.

Together with the housing project, in which Küblböck will cooperate with a property developer, it is even 180 million euros.

The branch mix in the northern half, he said, envisages the construction of the new E-Center, the relocation of the food discounter Lidl to a much larger area and another specialist market.

The shared parking lot will have over 300 spaces.

According to Küblböck, the E-Center will be built in efficiency class 40 EE and the Lidl supermarket in efficiency class 55 EE.

Photovoltaic systems are to be installed on all three buildings.

As the general contractor, he commissioned the Feldbauer company from Roding to carry out the construction.

Construction of the new residential area on the southern half will follow from 2025

Küblböck expects the stores to be completed in June 2023. At the same time, the new roundabout at the "Grube" will be built by the end of 2022, which will serve as the access road to the parking lots and later also to the underground car park for the residential area.

According to the plan, after the E-Center has moved, the existing Edeka store will be demolished in the second half of 2023.

In 2024, the investigation and securing of the underground shafts will follow, which will take several months.

According to Küblböck, residential construction on the southern half of the Edeka site should begin in spring 2025.

Mayor Stefan Korpan (CSU) recalled the ten-year lead time and the discussions.

When he came into office two years ago, the first meeting took place a month later, and he said it was a good meeting.

A forward-looking consensus had been found, a solution that was "absolutely acceptable" for the city center.

He also recalled that a third of the 385 apartments are being created as subsidized and affordable housing within the framework of the "SoBon" rules ("social use of land").

These more than 100 rental apartments would be distributed among the buildings.

When asked, the client Küblböck confirmed that a mix of owner-occupied and rental apartments will be built in the district.

According to the mayor, the project represents a significant improvement in terms of sealing. There will also be green spaces on the previously completely concreted area, especially in the residential area.

He also pointed out that a four-group day-care center is being built in the residential area.

An urban development contract was concluded with the client.

Taffertshofer: Penzberg, the "City of the Rising Sun"

He had followed the years of struggle with excitement, said Deputy District Administrator Wolfgang Taffertshofer (BfL).

"As a district, we are pleased that Penzberg is developing so well." This serves the entire district.

He congratulated Penzberg "for the courage and energy".

Penzberg, said Taffertshofer with a view to the situation in the east of the district, is "the city of the rising sun".
