Rottach-Egern – Rottach-Egern is planning to build a new playground in Ellmösl and to renovate the Falian house at the elementary and middle school.

New construction and renovation of a total of three residential buildings in the Ellmösl district are making good progress.

With the 25 new apartments, the number of children will also increase.

In their most recent meeting, the Rottach-Egerner municipal councils therefore unanimously decided on a playground.


Daniel Merone from the building authority – technology department in the town hall oversaw the project.

He now explained what is planned next to the soccer field near the Rottach.

A three-stage model is to be used so that small children, three to five year olds and children from the age of eight can find attractive play opportunities.

The aim is to create a space that grows with you, as Daniel Merone put it.

Resting and rattling areas for parents

In addition to the playground equipment, there should also be areas for the parents to rest and with shade so that they can chat under the trees while the children play.

The budget is 82,000 euros.

Ideally, the employees of the building yard should take over the construction.

"We can also use earmarked inheritances for the costs," added Mayor Christian Köck.

"The playground is not only interesting for the families from the community halls, but in general for Ellmösl and Haslau, since there is a certain distance between the districts and the center." In order to ensure sufficient safety, the area should be about two meters high be fenced in – but not until 2023.

Criticism of schedule for fence construction

Sebastian Kölbl (CSU) criticized this and asked for the playground and fence to be built in one go so that the area would not have to be closed again for construction work afterwards.

Since the amount for the fence is not planned in the 2022 budget, the municipal councils would have to make a decision for an addendum to the budget, explained managing director Gerhard Hofmann.

The mayor promised to check this, since the playground could only be opened with a clear conscience when it was fenced off.

However, it was important to Josef Lang (CSU) that there is a parking space for bicycles at the playground.

The mayor accepted the suggestion.

Michael Mayr (Greens) also suggested a speed limit of 30 km/h on the adjacent Valepper Straße.

There is also a lot of excursion traffic there, as the path leads to the Enterrottach toll road with popular mountain and hiking tours.

This is difficult, explained the manager.

Tempo 40 is currently in force. In addition, the playground is lower than the street, so that the embankment creates a natural barrier.

But you will check whether you can still go down the 10 km / h.

Falianhaus in Rottach-Egern is being renovated

In addition, the Falianhaus near the Rottach-Egern elementary and middle school is to be renovated.

Corresponding plans were also presented at the most recent meeting of the municipal council.

On the other hand, it is planned to build three apartments on the top floor.

For this purpose, the roof truss will be dismantled and completely rebuilt with a solid wooden construction.

The ground floor and upper floor are currently part of the open all-day school and are to be energetically renovated.

Meanwhile, the attic is dormant.

Since the construction does not have sufficient load-bearing capacity, it has to be completely renewed, explained planner Oliver Kiermeier from KPS Wagen Pfeil Architekten - Ingenieur PartGmbH in Hausham.

In addition, the roof truss is to be raised so that the living quarters are not too low.

Two three-room apartments with 67 and 73 square meters and one two-room apartment with around 50 square meters are planned.

These will also be designed to be barrier-free, but will not be accessible in this way, the planner explained.

The project is expected to cost around 1.8 million euros.

Funding has been promised.


Modern heating and renovated basement

The basement is also currently unused because the walls there are very permeable and the rooms are therefore damp.

This problem should be solved in the course of the renovation.

Covered balconies are also to be built to the south.

A groundwater heat pump is to be installed for heating, which is supported by a gas heater if required.

On the south side of the roof there will also be a place for 60 photovoltaic panels to provide solar power.


There were no questions from the councillors.

They voted unanimously to go ahead with the plan.
