Germering – "How many millions more are there this time?": The rather casual question asked by Hans Pichelmaier (CSU) at the beginning of the construction site tour showed that the city council members expect further cost increases.

The project framework for the renovation of the Wittelsbach middle school will increase by around 1.6 million to almost 46 million euros.

Small amounts often add up to large overruns, explained architect Peter Oppenheimer.

And then there are always negative surprises: the conditions in the classroom kitchen were different from what was noted on the plans.

Concrete parts and struts were arranged differently than assumed.

The result: more effort for the ventilation system.

Site manager Paul Bungarten reported another problem: A company specializing in fire protection control cables, based in the Ahr Valley, was no longer able to deliver after the flood disaster last year.

Overall, however, delays caused by the pandemic and the Ukraine war, for example, remained within manageable limits.

The move for the Wittelsbach middle school to its new premises is to take place during the Easter holidays in 2023.

“Who occupies which classrooms

It's already been agreed," reported Vice-Principal Edda Fackler.

But first of all, the construction workers are still in charge there.

Acoustic ceilings are still missing, for example.

Furnishings and cupboards will continue to be used - slightly converted and adapted to the new circumstances.

Even the window sills could be taken over.

The structural highlights include the entrance and canteen area.

Wooden elements in the entrance hall make the school appear less sober.

"In terms of fire protection, this is also OK at this point," explained architect Oppenheimer.

Because the building here only has one floor.

Wooden elements can also be found in the area of the caretaker's apartment on the roof of the middle school.

The roof terrace still has to be planted in parts here.

This is not only necessary because of the look and a certain feel-good character.

Flat roofs should be greened at all.

In future, the caretaker will then be able to monitor the school building from his home – technology makes this possible.

"For example, he can see where a door is not yet locked," says Oppenheimer.

Mayor Andreas Haas (CSU) praised the "good cooperation between school and construction management".

Principal Walter Braun longs for the completion: "We are really happy and will use everything intensively."
