City allows houses in flood area

Densification and development of outskirts - these are two instruments in Erding to relieve the real estate market and to meet the almost insatiable demand for living space.
In Langengeisling, the city is now taking an unusual approach:
Langengeisling - It allows the development of an area on Fehlbachstraße west of the kindergarten, which is considered a flood zone.
The development plan presented for the first time in the planning and building committee of the city council provides plots for eight further residential buildings north of the existing houses with wall heights between 6.90 and 7.30 meters and ridge heights between 11 and 11.50 meters.
"The trigger for the development plan were several building inquiries," reported Mayor Max Gotz (CSU) at the meeting.
The city building authority is well aware of the risk of flooding - and is therefore planning ahead.
Although it is a "temporarily secured flood area", the houses still have to be built watertight up to a certain height.
Access is via Fehlbachstrasse.
A maximum of two residential units are permitted per semi-detached house, and up to three in free-standing single houses.
If a house group is formed, only one residential unit may be accommodated in each house.
All objects must be built with saddle roof.
The committee approved the draft and had no critical questions about the risk of flooding from the Fehlbach, which flows nearby.
In 2013, there was enormous flood damage in the area.
A dam is planned along Fehlbachstrasse.
