Penzberg – First construction phase on the Penzberg Edeka site: Those responsible are expecting an investment of 30 million euros on the north side of the site.

Small streams of water and puddles form in the mud and in the gravel pits.

The rain won't stop.

Steel threads and broken pipes stick out of the wet ground here and there.

Excavators, a large crane and leveling rollers are also parked on the site - but they are all standing still.


A symbolic step is pending on the northern half of the Edeka area.

With the ground-breaking ceremony, those responsible around the Regensburg project developer Herbert Küblböck herald the first construction phase.

The former Edeka central warehouse and residential buildings have already been demolished in recent months.

According to Kublböck,

30 million euros

are to be invested in the “new local supply center” in Penzberg.

The Penzberg Edeka area is already being worked on diligently.

Investment sum of 180 million euros

Together with the second construction phase, which is scheduled to begin in spring 2025, the project developer says the total is

Then in the southern part of the Edeka area, the housing projects will be tackled, where a kindergarten is also to be built.

There are also 385 residential units - "a third of which falls into the SoBoN category," announces Mayor Stefan Korpan (CSU) with a view to socially just land use.

According to the project developer Küblböck, 16 residential buildings on four courtyards ensure a “successful mix of apartments”.


You want to build efficiently

A trading yard with Lidl, Fressnapf, a new building for the E-Center and more than 300 parking spaces is to be built in the local supply center.

The E-Center is built in efficiency class 40 EE and the Lidl in efficiency class 55 EE.

“Photovoltaic systems are used everywhere,” adds Küblböck.

Completion of the northern part is scheduled for June 2023.

At the same time, the new roundabout (completion at the end of 2022) is currently being built in order to "connect the area efficiently", according to Kublböck.


After the current E-Center has moved to the northern part, the old building will be demolished in the second half of 2023 in order to repair the mining damage in the following year - six mining shafts and one seam are involved.

Something new is created

City councillors, residents and local service providers fought for the Edeka site for ten years.

"It was a struggle for years," said Deputy District Administrator Wolfgang Taffertshofer (BfL) at the groundbreaking ceremony.

"Something is being created here that will serve the citizens in the long term." "It's important for the whole region," agrees Mayor Korpan.

After those responsible put down the spade, it gets loud.

Now there is no longer any reason for excavators and cranes to keep their feet still.

The mayor, deputy district administrator and project developer agree: ten years was a long development time.

City hall chief Stefan Korpan (CSU) is certain that the city "slipped through well with the plan".

In his ground-breaking speech, Deputy District Administrator Wolfgang Taffertshofer (BfL) described Penzberg as the “City of the Rising Sun”.

And the Regensburg project developer Herbert Küblböck shares the optimism of the previous speakers.


Above all, the living space that is to be created in the southern area from 2025 is urgently needed.

The region and also Penzberg are expanding and growing, in the Oberland there is no stop in sight for the demand for housing and at the same time rising rental and purchase prices.

A pandemic research center is being planned in Nonnenwald and the number of employees at Roche is also constantly increasing.

It is therefore clear: Penzberg needs more living space.


Penzberg braces itself against a housing shortage

With the quarter on the Edeka site, the city has found a solution that is characterized by both quality and quantity.

As many apartments as possible should be integrated into a green idyll.

The roofs of the buildings are to be equipped with PV systems and gardens and the courtyard centers are to be greened.

A new kindergarten in one of the courtyards should also increase the quality of living.

A total of 385 residential units are planned: 151 two-room, 138 three-room, 90 four-room and six five-room apartments.

Benches, playgrounds, common green oases should round off the idyllic picture.

There is also a large underground car park and a new transport connection via a roundabout on the state road.
