The Ludl site in Karlsfeld has become the Anna Quarter.

And the new investor also wants to change some things in the mega construction project.

Karlsfeld – It is undoubtedly the last construction project of this dimension in Karlsfeld for decades, and it will decisively shape the face of the community: the development of the Ludl site on the west side of Münchner Straße.

A new investor, the Gröner Group, has been developing the site for about a year – and gave it a new name: Anna-Quartier.

The new investor has taken over a lot of the design from its predecessor, but has also changed a few things.

The Karlsfeld municipal councils were impressed when the current plans were presented.

"We have a better result," said Christian Bieberle, CSU municipal councilor and building officer for the municipality of Karlsfeld.

One aspect stands out: the "Himmelsbar" so much desired by the Karlsfeld municipal councils may now come after all.

The first investor had canceled the catering business initially planned on top of the dominant building on Münchner Strasse in the course of his planning - much to the regret of the municipal council.

The shape of this building, which is likely to become Karlsfeld's landmark, has been changed: the planners of the Gröner Group have made a diamond-shaped building out of the previously elliptical dominant.

Right next to it: the Ludl Chapel, Karlsfeld's only listed building.

The first investor had already announced that the environment would be designed in such a way that the small church would be more visible and appropriately exposed.

In the new plan, the space around the chapel will be even larger.

In July last year, the new investor applied to change the development plan, which has been in force since May 2020.

The community agreed in principle to this, but wanted a say.

Five workshops were held in which the members of the Karlsfeld building committee were able to express the community's wishes and specifications.

"We now have a successful concept," said CSU councilor Stefan Handl.

The day care center gets a new place.

In the first plans, it was planned to be in the middle of the quarter, and that was planned on the first floor - and many local councilors didn't like that at all.

The Gröner planners have now relocated the day care center to the south-east construction site - and to the ground floor.

There is now also an open space of around 100 square meters available for the children.

In addition, the day care center itself was planned to be around 175 square meters larger, for a total of 1505 square meters.

The new planning also includes more space for the urgently needed commercial areas.

According to the original development plan, there was a total of almost 33,000 square meters, the new plan provides for around 3,500 square meters more.

At almost 8,700 square meters, the proportion of income-supported housing has increased by 707 square meters compared to the first plan, while the proportion of free housing has fallen from 18,660 to 18,387 square meters.

The new version of the development plan should be ready by the beginning of next year.

The Gröner Group then wants to start building as soon as possible.

In July, interested Karlsfeld residents have another opportunity to comment on the planning and to make suggestions for the design of the Anna Quarter.

Mayor Stefan Kolbe announced a citizen workshop.
