The Development Bureau has received one more application for the Land Sharing Pilot Scheme for a company under New World Development.

The site involving Wing Ning Village, Long Ping Road, Yuen Long, covers an area of about 5.5 hectares. It is planned to build 3,300 public housing or first-home units, 1,300 private housing units and auxiliary facilities, with a total floor area of about 231,000 square meters.

The applicant's parent company is New World Development.

According to the data, the site is adjacent to the controversial Yuen Long Wang Chau public housing project; the related land has also been cleared by the Town Planning Board many times.

Application for 6 private residences

According to the data, the applicant is Shengdian Investment Co., Ltd. and its parent company is New World Development.

The area of the application site is about 54,881 square meters, of which about 13,788 square meters are government land. The relevant land is currently zoned "Comprehensive Development Area" and "Green Belt".

In the private housing sector, New World plans to build 6 residential buildings with a maximum height of 38 floors. It is expected to build 1,281 units and accommodate 3,587 people. It is estimated that the relevant part will be completed in 2032.

The application site is adjacent to the Wang Chau public housing project and is also close to the brownfield site proposed by the government for the development of public housing.

Adjacent to the controversial Wang Chau public housing project site

As far as the information can be seen, the site is close to Long Ping Village and Fung Chi Village, a non-indigenous resident village, and is very close to the Wang Chau public housing project.

Looking through the information, the Yuen Long Wang Chau public housing project caused great controversy. The government initially planned to build 17,000 units of public housing, but the number of units was greatly reduced to 4,000 units due to opposition from local people.

At that time, the development of Hengzhou in Yuen Long caused controversy. Some villagers in Hengzhou kneeled to the office-designate of Carrie Lam to protest the government's land acquisition.

Part of the land has been repeatedly rejected for residential construction

In the scope of this application, some sites had different plans in the past. For example, after the government completed the "Study on the Use and Operation of Brownfields in the New Territories" in 2020, 422 low-density private buildings, including detached houses, were applied for at the site. The site was right next to a brownfield site proposed by the government for public housing development, but the rezoning application was rejected in December last year.

In August 2015, New World had also applied for residential construction, planning to build three 39-storey buildings with a total of 1,100 units, but it was finally opposed in 2016.

In addition, the site was once applied for the construction of a temporary driving school, but it was rejected in 2017, and the subsequent review also failed; and earlier, there was an application for the construction of 3 buildings and a total of 95 residential units. It was opposed by the Town Planning Board in 1994.
