Miesbach – The conversion of the former monastery in Miesbach is progressing.

But the planned children's home is becoming more and more expensive.

Now it's 500,000 euros more.

The costs for the conversion of the former monastery in Miesbach into a children's home are increasing again, especially for the carpentry work.

The problem is the poor condition of the wooden beam ceilings on the individual floors.

Should one re-advertise the trade, hoping for a cheaper offer, but possibly jeopardizing the completion date?

Or should the three staff apartments planned in the children's home only be realized later and thus save costs, at least for the time being?

The Miesbach city councilors dealt with these questions.


5.9 million euros gross was the last cost estimate for the conversion of the former monastery into a children's home with 100 childcare places and three apartments.

According to the architects commissioned by Leupold Brown Goldbach in February 2022, there had already been cost increases.

The city councilors accepted this and authorized Mayor Gerhard Braunmiller to gradually commission the planning services.

Now a new shock was imminent: the heating, ventilation, plumbing, electrical, master builder and carpentry trades will increase in price by around 500,000 euros gross.

Except for the carpentry work, they have already been checked and commissioned.

However, these show an exorbitant increase compared to the estimate.

EUR 328,379.50 has become EUR 558,428.28 – corresponding to an increase of 70 percent.

“That would be a reason to cancel the tender.

That's why I wanted to bring this back to the city council," explained Braunmiller.


However, re-tendering is fraught with problems.

As a key trade, the carpentry work must be carried out immediately in order to ensure that the subsequent trades run smoothly.

A new tender would mean a delay of about two months and the targeted completion date of September 2023 could be jeopardized.

Monument protection with clear specifications

It is also not clear whether the other work would not become more expensive during the time difference.

In addition, only one carpentry company submitted an offer.

It is also in the stars whether this would improve.

However, savings could possibly be achieved if the expansion of the three planned apartments were postponed, said Braunmiller.

To explain the increase in costs, there was a video link with the architect's office.

Among other things, some beams are in poor condition.

The monument protection does not allow a concrete ceiling in the central building as a solution.

The companies wouldn't exactly scramble for orders.

The architects explained that they would also factor in buffers for imponderables in listed buildings.

Decision on planned housing construction

Erhard Pohl (CSU) wanted to know whether an exposed beam ceiling was planned.

This is not the case due to fire protection, explained planner Simone Niedderer.

"Why does the monument protection agency insist on a wooden ceiling if it's not visible anyway?" Pohl wanted to know.

The planning office wants to follow up on that.

Like several of his council colleagues, Manfred Burger (Greens) spoke out in favor of building the three apartments at the same time, as they would be a good argument for recruiting staff.

"Later we may have additional costs if we push things."

Many parents and children are waiting for places

Paul Fertl (SPD) complained about the existing additional costs: “We originally assumed 3.5 million.

Now we are at 6.4 million.” He pointed out that September 2023 must be observed for completion.

So the apartments should be built.

Braunmiller summarized that the planning office should negotiate again with the monument protection agency and work out possible savings.

With one dissenting vote, the city councilors decided to commission the carpentry work and decided that the administration should investigate possibilities of counter-financing for the additional costs.
