A forgotten gully flooded a daycare center in Grafing (Ebersberg district) so much that the floors had to be ripped out.

- The culprit was well hidden.

Before he did any damage, no one knew of his existence.

An old, rusty gully has led to significant water damage in the Grafinger daycare center on Wasserburger Straße.

During the heavy rain event on Sunday, June 5, it allowed a large amount of rainwater to enter the building.

"They simply put a plastic bag in the pipe and then laid a floor over it," says Stefan Meilinger, wondering about an architectural sin from the past.

The floor is out, the operation continues

He, Florian Solfrank from the city administration and building yard employees are currently busy eliminating the consequences of the water damage.

A building dryer should help to remove the moisture from the building.

"We had to rip out the whole floor," reports Grafing Mayor Christian Bauer (CSU).

But the most important thing is: "The day care center continues to operate."

Inconspicuous culprit: The water got into the building through the insufficiently sealed pipe in the floor, next to a drying device.

Additional adventure for the children: "We have to set up dixie toilets because the toilets are also affected," says the mayor.

He hopes that “everything will be back to normal by the end of the summer holidays.

It's going to take a while now."

"You can't get a toilet truck or a toilet container at the moment," reports Meilinger.

A small lake has already formed in front of the day care center during a heavy rain event.

At that time, greater damage was just averted with sandbags.

A rain gutter runs across in front of the building entrance, explains Solfrank.

They lead the water into a versitz pit, from which it then backed up into the building.

The water masses were just too much.

Damage to the floor and walls, lots of rubble: Enormous renovation work

First of all, the kitchen area had to be relocated temporarily because it also got wet there.

Since the building, which was formerly used by the Goethe-Institut, was partly prefabricated, the damage to the walls is also considerable.

In order to prevent mold growth, the building must be thoroughly drained.

"A ten cubic meter container with rubble has already been taken away," says Meilinger.

The next empty container is currently in front of the building.

The tiles that have to be knocked off in the flooded toilets will end up in it.

An additional problem are the fills that were under the floor for insulation.

"It's perlite fill.

Once it gets wet, it's hazardous waste," says Meilinger, explaining that the material has to be disposed of accordingly.

The white mass is currently stored in blue sacks in an adjoining room.

After a close inspection of the building, Meilinger estimates that the repair of the after-school care center could cost around 50,000 euros.

Lucky in misfortune: The city is insured against such water damage, as confirmed by Mayor Christian Bauer.
