Bad Wiessee – Holiday apartments are to be built in the former Hotel Setzberg zum See in Bad Wiessee.

The building committee agrees when a point is met.

The application for a preliminary decision was already on the agenda of the Bad Wiesseer building committee in April: the conversion of the former Hotel Setzberg into a lake.

According to the owner's wishes, the building is to be used as an apartment hotel with holiday apartments in the future.

The committee was impressed by the project and signaled approval.

The planning application was approved at the most recent meeting.


Seven holiday apartments are planned to replace the previous hotel rooms and suites.

An underground car park with nine parking spaces is also planned.

The existing garage extension on the west side in the direction of Setzbergstrasse is to be demolished and replaced by an extension that is shifted to the south, in which the operator's apartment is to be located in the future.


District Attorney still needs to approve

The building authorities had already intervened when dealing with the preliminary decision application: According to the applicant, the dimensioning of this part of the building would exceed the specified building limits.

To the west - i.e. towards Setzbergstrasse - a minimum distance of six meters would have to be maintained at every point.

The client has complied with this requirement, explained the building authority manager Anton Bammer: Even at the narrowest point to the western property boundary, at the southwest corner, the six meter distance according to the plan is now maintained.


The planning of the underground car park also proved to be unproblematic.

This is to be built in a different location and form than that provided for in the development plan.

However, the planning presented in the application appears to be quite comprehensible and sensible, said Bammer.

In practice, it is hardly possible to create the garage in accordance with the development plan.


No change in the development plan

All other necessary conversion measures and extensions seem reasonable due to the existing building stock and could be approved accordingly, said the head of the building department of the municipality of Bad Wiessee - including the necessary deviations and exemptions.

However, this only applies in the event that the district office also gives the application its placet, Anton Bammer made clear.

However, if it turns out there that approval would not be possible via the exemption route, the builder would have to revise his application and adjust his building project accordingly.

A change in the development plan is out of the question for the municipality.

This condition, which already applied to the preliminary ruling, was included in the decision.

In addition, it was noted that the municipality would not agree to a division of the property into residential or part ownership.

The building application, including conditions, was finally approved unanimously by the members of the building committee.
