The Hebertshausen municipal council has decided to make it possible to pay for a parking space in smaller apartments.

This should make it easier for builders to create living space.

– Even in rural communities like Hebertshausen there is more and more demand for small apartments.

Because people live as singles in different phases of life, not everyone can afford large living spaces.

The community is reacting to this development: For apartments up to 60 square meters, builders should be given the option of paying for a parking space.

In concrete terms: one of the two car parking spaces required by the parking space statute for each apartment does not have to be built, but can be replaced with 10,000 euros.

Hebertshausen will also allow a transfer for playgrounds, which are always mandatory when building apartment buildings.

The amounts will flow into road construction on the one hand and into the attractive design of the municipal playgrounds on the other.

The mayor will decide on the transfer in the course of the ongoing administration.

The council unanimously approved the new rule.

And the municipality itself is the first to benefit: for each of the three apartments, which are being built in the municipal building at Bahnhofsstraße 4 instead of the regional shop originally planned there on the ground floor, only one parking space will be built, the second will be replaced.

This was decided by the building committee – even before the municipal council decision.

Not all local politicians on the municipal council were immediately convinced of the concept.

"Even on 60 square meters, two people often live, have two cars and maybe a motorcycle," Christian Tippgeld (FBB) pointed out.

And then two parking spaces would definitely be needed.

But should the municipality, by insisting on the parking space statute, really specify two parking spaces for small single apartments?

"Even in large apartments, not all vehicles are often in the garage," said Mayor Richard Reischl (CSU), who was committed to the new regulation.

The trend is from cars to local public transport, "we can already see the signs of the times," emphasized SPD parliamentary group spokeswoman Marianne Klaffki.

There is not much to think about, because the replacement of parking spaces approved by the building committee for the community has already set a precedent, Stefan Götz (CSU) interjected.

In fact, the topic should be discussed, "because it has a significant impact," said FBB parliamentary group leader Martin Gasteiger.

The current parking space statute, which stipulates two parking spaces regardless of the size of the apartment, is also “a building regulation measure.”

Indirectly, the number of apartments in an apartment building is limited because there is often not enough parking space for a large number of small apartments on the property.

As a result, fewer large apartments are being built.

With the decision to do without a parking space in small apartments, the municipality is giving a clear signal "that we are willing to increase the density," says Gasteiger.

But in fact "the time is ripe that we want to take such a courageous step".

In the end, all councilors were convinced, and the decision was unanimous.
