The Yossi Avrahami Group was selected to carry out evacuation-construction in the Yefet complex in the city of Jaffa, as part of which 273 apartments and approximately 800 square meters of commercial and employment space will be built.

The Yossi Avrahami Group was selected by more than 95% of the residents of the "Yefet" complex in Jaffa to carry out a construction evacuation project that will include 273 apartments and about 800 square meters of commercial and employment space.

The project is spread over an area of about 16 dunams in the third Jaffa neighborhood, at 185-197 Yefet Street in Tel Aviv-Yafo, and as part of it, 84 housing units in seven old housing buildings will be demolished. The complex will include 273 new housing units in 5 8-story buildings above Commercial facade and employment areas in an area of about 800 square meters, as well as an 18-story residential tower with a total area of about 38,000 square meters. Architect Gidi Bar-Orian is in charge of planning the project.

This is the fourth project launched using the model of the Tel Aviv-Yafo Municipality, promoted through the subsidiary "Ezra and Batzron", in which the company "Ezra and Batzron" organizes the tenants, plans the master plan and brings it to the local committee for approval. In a public "call" for the selection of a developer to carry out the project for the tenants, a "call" for entrepreneurs on Ein Gev Street is expected to be published soon.

The company was elected by a majority of more than 95% of the tenants through a call published by Ezra and Bitzaron, a municipal company owned by the Tel Aviv Municipality that helps residents in the weakened neighborhoods of Tel Aviv to promote urban renewal projects.

A large number of bids from the leading companies in the field were submitted for this tender.

The veteran apartment owners will receive new apartments with meticulous modern planning and rich technical specifications that include, among other things, a significant addition to the existing apartment of 40 sq.m., a sun terrace of 12 sq.m., underground parking for each apartment and a warehouse.

Yossi Avrahami, Chairman and Owner of the Yossi Avrahami Group: "I believe that today, urban renewal is the solution to the problem of low housing supply, the problem of dangerous buildings that are about to fall and is the key to renewing the living environment in the old neighborhoods.

"The Yefet complex is a complex located in a strategic and desirable location, close to the beach and with high accessibility to all parts of Tel Aviv, and I have no doubt that the apartments in the complex and the entire area will improve themselves quickly."

Eli Ginzberg, CEO of Ezra and Batzron: "The fact that 27 companies competed and offered tenants significant changes, proves how much this model provides a solution for all parties: apartment owners, developers and the city.

This is a unique model in that it benefits all parties.

On the one hand, it allows residents a safe and fair procedure accompanied by an independent non-profit entity, and on the other hand, it creates certainty and security for the entrepreneur.

Instead of the developer bearing all the planning costs and all the risk, the municipality leads a planning process, together with the tenants, and the developer knows exactly where he is getting into and what he is getting.

And no less important, the city is regenerating. "
