NIS 20 million This is not a trivial price, and yet - this apartment in Jaffa was sold for this amount with surprising agility. This, even though it was sold as is in a full design made without knowing in advance who will live in it. How did this happen? This is a unique apartment, with an unconventional design that combines a bit of the bold, a bit of the industrial, and also a touch of country style. Hypnotic of the Old City.



The duplex apartment, spread over 260 square meters divided into two floors, with an elevator inside the house, and each floor has a perimeter balcony that surrounds the apartment, and is open to 3 air directions.

The developers of the project where this duplex is located (Tzemach Hamerman, Kerso Real Estate and Wolodinger Real Estate) approached Hillel Architecture and asked to design, plan and style the apartment.

Architect Shira Muskal and interior designer Hadas Roth of course did not know who would eventually purchase the apartment, which posed a challenge and made the design process something a little different from what they are used to.



According to Roth, the goal of both was to create a design concept that would reach as wide an audience as possible, depending on the project's DNA, location, and target audience defined in advance by the developer.

"We wanted to provide potential customers with a warm and cozy and pampering home, who will understand the potential of the house. We went through all the possible needs of customers, and designed a house that on the one hand conveys luxury and abundant style "This was the direction since the project is located near the sea."

The two chose to make extensive use of industrial materials, which float to Old Jaffa: iron, wood, rust and concrete.

This, in a very clean and minimalist way, which creates a rich look, and on the other hand is gentle and pleasing to the eye.



On the first floor is the public space, which includes a living room, kitchen and dining area.

To avoid lowering and air ducts, a power wall was designed in the living room that includes a fireplace, air conditioning unit and screens, covered with a rust-like material, which corresponds with the materials of Old Jaffa.

A dominant green wall serves as a backdrop for art purchased specifically for the apartment, combined with a special illumination that creates the look of a boutique gallery in the living room space.

The living room is furnished in an eclectic style with textured games, and furniture (sofa armchairs and chaise longue) placed so that it faces the stunning view.

The kitchen also has an air conditioning system, inside the tall cabinets, and the work surface includes a sink and a large island and serves as both a work surface and a seating area.

The kitchen has a combination of wood-like material with iron-like material.

Through the tall cabinets there is a passage to a hidden space, which serves as a pantry and a laundry room.



The dining area is located between the living room and the kitchen, for which a non-dominant round table in the space was chosen.

The table has a glass top, which creates a refined look, and above it a dominant lamp with sculptural lines.

In the public space there is also an open family room, which is also accessed through the hidden pantry.

The family corner's role is to "break" the hallway and let in natural light emanating from the balcony.

To create it, the designers gave up one of the rooms, out of planning considerations that preferred the opening of the space, which turned out to be a wise decision.

In addition, the lower floor includes a spacious suite with a walk-in closet, a shared bathroom and two more luxurious bedrooms.



The balcony that surrounds the entrance floor is a mirror image of the main space and also includes a living room, dining area and outdoor kitchenette.

The second floor is a surprise: a very spacious floor - 90 sqm - fulfilling a dream for every couple. The challenge was to create an experience of space and size and still be able to create intimacy. This floor includes a luxurious master suite, library, mini bar with reading area , A closet with mirrored doors, from which the sea is reflected, and a luxurious and large bathroom designed as a spice way with glass doors and a standing fruit bath.And the icing on the cake: the entire suite overlooks the sea.

The idea in the design was to place the library and work area in a spice manner next to the elevator with a glass partition separating the work area from the sleeping space.

And thus allow one of the spouses to work or make use of the library, without disturbing the person staying in the bedroom.

The location of the bed faces the sea, as does the balcony overlooking the bedroom.

Which creates a very powerful look.

Next to the bed, further down the room, is a make-up area, a seating area and a minibar.

At the back of the bed is a large and dominant walk-in closet and a huge bathroom with glass doors.



So who is lucky enough to live in the invested, spacious and well-designed duplex?

Despite all the thought invested in creating a living experience that takes into account relationships, family and accommodation options, the duplex was purchased by an Israeli, single.
