It is one of the Neubiberger prime properties in the center that is currently being developed.

Five single-family houses, twelve semi-detached houses and six terraced house units will be built at Rathausplatz 1 by 2023.

- Although the construction work by the client Thomas Fleischmann and his "FM Management Neubiberg GmbH" is already in full swing and some shells are already standing, the official laying of the foundation stone has only just taken place.

According to Fleischmann, the work cannot be postponed – above all because the start-up phase for the initially controversial project was very long.

"What takes a long time will finally be good," Neubiberg's Mayor Thomas Pardeller (CSU) praised the current building development at the ceremony.

Criticism of "Colossus"

Above all, the on-site dispute lasted a long time and became more and more violent in the years that followed after the client bought the property in 2014.

A specially founded citizens' initiative had thrown up the term "Colossus" on Rathausplatz, because many residents thought Fleischmann's and his architects' first plans were too bulky.

In addition, the future of the medical care center St. Cosmas (MVZ), which is firmly anchored in the community right next door, seemed extremely uncertain in the initial plans.

The dispute culminated in a ban on changes by the municipality under the then mayor Günter Heyland (FW.N@U).

Almost endless rounds of negotiations followed to preserve more mature green structures, to solve the parking space issue and to further secure the MVZ.

Two underground car park units with a total of 50 spaces with direct access to the building will connect the site to the road network with entrances and exits via the access road to St. Cosmas and the town hall square.

"Since 2017, not only have the final plans become more concrete, but there has also been a peaceful dialogue between all those involved," Fleischmann said happily to the Münchner Merkur on the occasion of the laying of the foundation stone.

"Family Garden" with a lot of quality of life

He is proud of the plan.

All new properties are built in wood according to high energy standards with the implantation of cork elements according to the patent of a South Tyrolean specialist company.

The naming of the new quarter “Family Garden” corresponds to the planning direction.

Young families in particular should be able to live here in a way that is worth living in.

In addition to the old green structures and the replanting of other trees, the new ensemble is to be created along a communal green area.

"There are no hedges or fences here," says Fleischmann.

He also resists being devalued as a "heartless property developer".

"We are only selling five of the houses, the others are rented out and kept in our own portfolio." The living space will be in high demand.

Pardeller also defended the attitude of the community to generate an ultimately acceptable construction solution.

"Neubiberg is a garden city, we also live from the green and the small parts," he defended the struggle for sustainable living quality.

Waves have calmed down

Apparently things have calmed down.

Opponents of the project were not to be seen at the laying of the foundation stone.

"So far we have not heard a single lawsuit against the project," says the client.

We also want to avoid negative trends in the future.

With a view to the construction work at the town hall across the street, Fleischmann and Pardeller were optimistic when it came to the topic of "double construction site traffic": "We'll manage it," it was announced.
