The company Patrono-Projekt wants to develop the Abwinkler Hof and presented their plans to the Bad Wiesseer municipal council.

They were rated as "very accommodating".

Bad Wiessee – At the end of 2020, the property development company Patrono-Projekt, based in Grünwald, acquired the Abwinkler Hof along with the attached Fischerhäusl, which is a listed building, and the surrounding area.

The property has a long and varied history.

A renowned hotel management school was housed in it, then it was used for gastronomy and served as accommodation for employees of the Medical Park.

But what are the plans of the new owner?

The topic was now the most important point on the agenda of the Wiesser municipal council.

At the beginning, architect Christof Lampadius presented the plans.

He explained that several discussions had taken place in advance with both the community and the neighbors.

When asked by our newspaper, it had become known in advance that both the central building and the listed Fischerhäusl were to be preserved and completely renovated (we reported).

The remaining parts of the building are to be demolished to make way for three new buildings that will house holiday apartments.

However, in contrast to the current crowding, a loose, airy development of the property should be achieved, explained Lampadius.

The aim of the new ensemble is above all to emphasize the "beautiful parts", especially the monument, and to make them more visible.

In this context, there have already been talks about leasing two smaller community properties on the site.

Gastronomy should be back

In addition to the installation of holiday apartments, the actual purpose of the Abwinkler Hof, gastronomy, is also to be reintroduced.

Parts of the middle building are to be used again as an inn, but also for holiday apartments.

The ground floor of the Fischerhäusl is also intended to be used for entertaining guests, while the upper floor accommodates other holiday apartments.

Outdoor gastronomy including a children's playground is also planned.

An underground car park with an exit to Ringbergstraße and additional outdoor parking spaces are also planned.

The height of the three new buildings will be based on the neighboring buildings, explained the architect.

Visually, the intention is to use a Tegernsee-typical architectural language with wooden buildings: "There will be great buildings that create identity."

Green party councilor Karl Schönbauer rated the planned ensemble as “very pleasing”, but at the same time wanted to know what form of energy supply was planned.

In addition to considering photovoltaic systems on the roofs, there is also the consideration of setting up a small combined heat and power plant at the garage entrance, said Lampadius.

It may also be possible to involve the neighbors.

Florian Sareiter (CSU) saw the community's ability to influence the inclusion of community-owned property as a big plus.

He welcomed the plans to revitalize gastronomy as well as the use as holiday apartments.

"It is very important for the place that the right thing happens here," emphasized Bernd Kuntze-Fechner (SPD), who considered the project to be supportable.

Maintaining the gastronomy is particularly important.

With a view to the history of the neighboring development, the Tegernsee villas, Rolf Neresheimer (FWG) asked whether the building height could be critical, which the head of the building authority, Anton Bammer, denied.

In the end, the application for a preliminary ruling was unanimously given the go-ahead.
