Ottobrunn municipal housing cheaper than expected

The topping-out ceremony was waived.

To this end, the client, the Munich-Land construction company, and the municipality of Ottobrunn have agreed on a ceremonial key handover: it concerns the first of two residential buildings for municipality employees and financially weak fellow citizens.

The completion of the twin building on Hochackerstrasse will have to wait a little longer.

Karl Scheinhardt, the new managing director of the Munich-Land construction company, wanted to give the house the title "Small but mighty" after the town center of Ottobrunn.

With three three-room and three four-room apartments, it is not particularly large with around 570 square meters of living space.

But a real gem both inside and out, which in some cases goes well beyond the general standards: "When you see the parquet floor.

You want to have breakfast right after that.”

600,000 euros less than expected

It's not that far outside, but once the green facade has been installed, then the actual expression of the building will come into its own.

According to Scheinhardt, a special type of cucumber will grow on the trellis, but it cannot be harvested.

Particularly gratifying.

The building will not require additional costs, but even less, and this in times of inflation and constantly increasing material costs in the construction industry.

Mayor Thomas Loderer rummaged through his documents again to be on the safe side.

"Yes, that's how it is." The current price (around two million euros) is around 600,000 euros below the originally calculated price.

"So, given inflation rates, the house will pay for itself over the next 30 years."

Due to the municipal housing subsidy program, it is even more inviting for Ottobrunn to invest in new living space.

According to earlier cost calculations, 3.7 million were estimated per building.

The government of Upper Bavaria had promised a grant of 1.5 million euros.

The municipality financed the remainder through a loan with a fixed interest rate of almost zero percent over a period of 30 years.

"In view of the inflation rates, the house will pay for itself over the next 30 years." But the number of such buildings per decade can still be increased.

At the last major inauguration of a residential complex in Ottobrunn co-financed by the municipality, the first G 7 summit took place at the same time at Schloss Elmau, as Mayor Thomas Loderer noted with a dash of humour.

US President Barack Obama and German Chancellor Angela Merkel were the center of attention at the time.

During the Ottobrunn construction site speech, a remarkable fleet of helicopters flew over the heads of Ottobrunn society.

Loderer: "And I can tell you.

They weren't something you see on an everyday basis.” The heads of government are currently gathering again in the Bavarian palace, and Loderer therefore expressed his hope that he would be able to show more frequency at the inauguration of construction projects in the future.

He wouldn't mind.

Creating affordable housing

The Munich-Land construction company implemented the construction project for the municipality in a tried and tested manner.

In his speech, the mayor couldn't stop praising: "It's nice that we as a municipality are part of such a great construction company that is efficient and manages to provide good, high-quality apartments at reasonable prices."

The aim is to make one available to fellow citizens who cannot afford expensive living space and urgently need it.

"In addition to the social aspect, we as a community also have an interest in providing our employees with affordable housing," said Loderer.
