The initial value of 100 is based on the values ​​of 2010. The blue curve, on the other hand, describes how the increase in value has developed in percent from the previous standard land value determination in 2020 to the current one.

Using the example of Miesbach with the index value 323, this means that the value has increased by 223 percent since 2010.

Corona pandemic, war in Ukraine, fragile supply chains - the world has become unsafe, but one thing can still be relied on, or perhaps because of it: Real estate prices continue to rise.

Miesbach – This is the result of the standard land value survey, which the expert committee at the district office determined on January 1, 2022.

While it was primarily the premium locations on Tegernsee and Schliersee that achieved strong price increases, it is now the so-called B locations that have increased, in some cases sharply, since the previous survey on December 31, 2020.

"The previous top locations are still stable," reports Bernhard Mayer, the chairman of the expert committee.

"Now the price increase is taking place in the normal locations, where the prices were still reasonably normal before." But that doesn't mean that lake and mountain views are less desirable.

"The scenic locations on the lakes are still particularly in demand."

Real estate boom: Price increases now also in B locations

It is understandable that normal residential areas are now also hit by the price high.

The real estate market in the state capital is empty.

So if you can't find anything in Munich, look in the surrounding area - and be willing to pay Munich rates here too.

"These people are used to other prices and have mainly discovered the north of the district," explains Mayer.

He emphasizes: "There are also preferred locations here." Not everything is the same.

This is evidenced by the sales actually made in the district, all of which the expert committee evaluated.

For areas in which no real estate sales could be evaluated, the twelve members of the committee – volunteer experts and architects – used a development based on the trend, which ultimately does not have to correspond to the market.

Mayer: "That's maybe an increase of 15 percent, although the market gives 25 percent."

Trigger for property tax reform

The fact that new values ​​are already being published on a key date after just one year and one day - and not every two years as is usually the case - is due to the nationwide reform of the property tax.

As Mayer explains, the tax authority "set a main assessment date in the Valuation Act for January 1, 2022 for the purpose of taxing real estate".

Many citizens are concerned

There is no connection at all between the current standard land value and property tax.

"The surface model has been introduced in Bavaria," Mayer continues.

"The areas of the property and the development as well as the use are relevant." A topic about which there are often questions from the population.

The legislator is more concerned with the timing of the state financial equalization.

Savings banks and banks are very interested in being able to use the most up-to-date land values ​​possible, because "these are included in the financing of real estate".

Stable commercial space

In contrast, prices for commercial space are stable.

Which, according to Mayer, can also be explained: “There are only a few offers here.

In addition, the market is very heavily controlled by direct sales by the municipalities and their land use planning.”

Interpretation in the municipalities

As required, the expert committee has updated the figures and the work has already been published.

In addition, the standard land values ​​are made available for inspection by the municipalities for one month.

The cities and municipalities make this known locally and decide for themselves on the exact period.

Retrieving the values ​​is subject to a fee and is primarily done via www.boris-bayern.de and via the office of the expert committee.

Mayer: "Anyone can obtain information about the standard land values." In the future, the survey will again take place every two years.

The next deadline is January 1, 2024.
