Michael Cnyrim and Jürgen Böhmler want to breathe new life into the former Hotel Reiter in Schliersee with a holiday apartment concept that is intended to solve many tourism problems in the district.

Schliersee/Tegernsee – With a project in Schliersee, Michael Cnyrim and Jürgen Böhmler want to give tourism in the district the boost it needs in the future.

Both are managing directors of the Springwater Group, which is known among other things as investors in the Barefoot Hotel in Bad Wiessee.

In Schliersee they want to act as long-term operators.

In the former Hotel Reiter am Schliersberg, Böhmler and Cnyrim are planning modern, service-oriented holiday apartments.

You want to refurbish the house to the latest energy standards, add a pool, wellness, fitness and lounge area.

"There's a lot to do," says Cnyrim.

"But the base is excellent."

This is how it should look like: From winter 2023, the former hotel, renovated to the latest energy standards, will house 22 holiday apartments and integrate the surrounding shops into its range of services.

The core of the concept is a service app for mobile phones and computers: guests can use this to order all services directly from local Schliersee shops - the breakfast basket from the bakery, the Alpine hike from the mountain guide.

Instead of locking themselves away in the hotel or being mostly on their own like in classic holiday apartments, Cnyrim and Böhmler want to integrate guests into the place.

They don't charge a fee for referring customers to the stores, says Cnyrim.

New concept to solve many tourism problems in the district

According to the managing directors, the new concept brings many advantages.

The vacation rentals are designed to get by with just a few employees, which secures operations at a time when employees are hard to come by.

The refurbishment protects the environment;

and involving local businesses helps the place.

Because the employees are also to be employed on a permanent basis, they too benefited.

Of course, Böhmler and Cnyrim also benefit from the concept: They receive more subsidies and faster building permits for building in existing buildings than for a new building.

The low staff requirement keeps costs low and enables opening even in months when there is little travel.

The two managing directors also want to reduce the current 40 rooms in the hotel to 22 by merging the smaller units into combinations with a kitchen and several bedrooms.

The latter can also be used as a study, which fits in with the coworkation concept of the location marketing company Miesbach (SMG): those who work independently of their location can travel to Schliersee and work there.

In general, the project was created by the SMG.

Regional manager Florian Brunner and managing director Alexander Schmid arranged the contact between Springwater and the Reiter family.

Brunner says it's a "win-win concept for everyone involved."

Planners emphasize: want to develop project with community

Böhmler and Cnyrim always emphasize that as a local company they wanted to help the area.

"We're not a property developer hoping for a price increase for the property or just wanting to build and sell," says Böhmler.

"Our goal is to modernize the tourism infrastructure of the region," adds Cnyrim.

They wanted to develop the project with the community.

This gave the Springwaters building application the municipal approval in April and is "enthusiastic" about the concept and the "investment in quality", says Mayor Franz Schnitzenbaumer (CSU).

The contact is excellent, the cooperation as close as promised.

Böhmler and Cnyrim plan to open the holiday apartments for the 2023 winter season.

An extension is conceivable later, for example to the three chalets next to the Hotel Reiter or to the open space to the south.

According to Schnitzenbaumer, the municipality is open to this.

At the same time, Springwater is developing similar projects in Reit im Winkel (Traunstein district) and Sachrang (Rosenheim district).

As reported, the Hotel Reiter, which dates back to the 1970s, is currently empty after an interlude as a holiday apartment and is in need of renovation.

After the planned new construction of the Schlierseer Hof and the Vitalresort project in Neuhaus, the holiday apartments are currently the third major tourism project at Schliersee.
