Nature has already taken back a bit in the Hauserweg at the old tennis court.

Now there is a concept for a larger quarter.

Together with a center for the elderly.

Markt Schwaben – The area on Hauserweg, which was once home to the TSC Bavaria tennis club, is to be used again after many years of wasting away.

Plan finisher Markus Steffelbauer, who is also a member of the market town council, presented a concept in the plenary session on Thursday, which essentially has three focal points for the site in the immediate vicinity of the Hennigbach:

The construction of a senior center, the construction of houses for assisted living and, thirdly, further residential units for families (terraced and semi-detached houses as well as apartment buildings).

The market town council took positive note of the plans, which were made public for the first time.

However, the first concrete steps in land use planning have not yet begun.

The possible new location of a senior citizens' facility is likely to be of particular local interest.

Background to this: For the old people's welfare home in Trappentreustraße, which has been in existence for decades, there is only a deadline of December 2027. By then, there must be structural requirements inside that at least 25 percent of the places are wheelchair accessible.

At the same time, it was said that the future of the Walterhof was not really certain.

The tenor in the plenary session was of course to compensate for the loss of existing childcare places in the village.

The area between Hennigbach and Trappentreustraße (where the old hospital used to be) is owned by the market town.

The area on Hauserweg, on the other hand, belongs to the Wandinger family.

And according to reports, it should not be sold even with the realization of the development now presented (or something similar).

According to Steffelbauer's ideas, the envisaged senior citizens' center could house a fully inpatient building with 90 places.

There was also talk of long-term and day care places, meeting rooms and a counseling center, senior citizens' flat shares and affordable housing for senior citizens.

In addition, terraced and semi-detached houses and apartments (1 to 4 rooms).

At the same time, however, the area has a high ecological and urban planning function.

At least a bit of it is fresh air supply for the town center - similar to Postanger again.

The site is also of particular importance for flood protection.

The Hennigbach is directly adjacent to the potential new development area.

Steffelbauer promoted a near-natural expansion, although the stream bed would probably have to be relocated.

In a certain way, it is also about the logical continuation of the Bach renaturation that has started these days, it was said (we reported).

Basically, there was broad approval for the presented concept.

SPD councilor Manfred Kabisch raised concerns that the green corridor might be too narrow due to the mentioned development.

Wolfgang Korda was bothered by some of the wording in the included Powerpoint presentation.

According to the ZMS mandate holder, Markt Schwaben is really no longer the place to build affordable housing for seniors and families, he said.

But that was exactly what was attempted to make the concept more palatable in the Council.

The plenary nonetheless took good note of the concept;

with two dissenting votes.
