Germering/Puchheim-Ort – Stefan Kottermair likes it contemplative.

The 51-year-old has set up his electrician business in an old farm.

It is a crooked building with old beams, thick walls and lots of greenery around.

But the area on the Germeringer Salzstraße is developing more and more into a residential area.

And Kottermair's one-man business has grown into a company with a good 100 employees.

The master electrician found it too cramped on Salzstrasse.

A new location was needed.

But one thing was clear to the company founder: "We don't want to go to an industrial park.

We wouldn't feel comfortable there."

Kottermair and his staff go in search.

An old barn in Germering that can be renovated is what the company boss has in mind.

But they only get rejections.

By chance, farmer Georg Huber from Puchheim-Ort found out about the plans of the Germeringer company.

And he has exactly what Stefan Kottermair is looking for.

The decision is made in the Bohemian vault

The two meet – and get along well right away.

Kottermair looks at the L-shaped building complex between Hubers Hof and the Hotel Parsberg.

As he stands in the so-called Bohemian Vault, a building wing from 1851, the company boss knows: this is it.

"That's where the decision was made," says the master electrician.

For Georg Huber and his wife Christine, the Germeringer's plan is a real stroke of luck.

For years, the couple considered what to do with the dilapidated building – renovation or demolition.

With Kottermair's decision, it's clear: the wrecking ball won't move.

But breathing new life into the old building is a mammoth task.

Floors, ceilings, roof, insulation, pipes - everything has to be renewed from the ground up.

"No stone was left unturned," says Georg Huber.

It is mainly thanks to Christine Huber that the dilapidated complex has become a real gem.

Superior windows on the former cowshed, colors, materials - the agricultural business administrator came up with almost all the visual highlights.

"I would never have thought of that in my life," says Georg Huber.

Close cooperation

The Hubers and Stefan Kottermair are working closely together on the renovation – for example in the division of the rooms or the installations.

But the aging building also sets limits.

"Not everything we wanted was statically possible," reports Georg Huber.

Not everything is finished yet in the 1500 square meter complex on the Parsberg, the craftsmen still have the say on the construction site.

Kottermair's electrical company wants to move in in the fall.

The company wants to stay at the Parsberg in the long term.

It shouldn't be the building.

"It's now fit again for generations," says Georg Huber.
