- The doctor's and physiotherapy practices have been deleted, but there are more apartments: the architects have revised the plans for the retirement home on the S-Bahn line on Dornacher Straße in Feldkirchen.

Against the resistance of the CSU and SPD, they are allowed to continue planning.

"A year ago the accusation came from the local council that this was a house for the rich, so we deleted the large apartments," explained architect Michael Winkelmann at the most recent meeting of the committee.

There are more two-room apartments with 80 square meters, there are now 70 apartments in total.

Also no longer in the planning are the doctor's practice and a physiotherapy facility, which everyone in Feldkirch could have used.

"As far as we know, there is no need for this," says Winkelmann.

Concerns about S-Bahn noise

Two houses with a height of 13.8 meters are being built on Dornacher Straße, these will have green flat roofs with solar systems.

Some of the apartments will be barrier-free, and there will also be wheelchair-accessible ones.

Cellar rooms and 40 car parking spaces, which are wider than usual, and two bicycle cellars are planned for the underground car park.

A permanent operator has also been found in the Arbeiter-Samariter-Bund (ASB), with whom the new concept has been closely coordinated.

"The goal is that everyone can live there well cared for until they die," said Winkelmann.

However, the plot of 4086 square meters is in a purely commercial area.

The local council therefore had to change the zoning plan to a general residential area.

Christian Wilhelm (SPD) renewed his criticism of the location: "For me, the location is absolutely wrong, it's far off the beaten path, nothing for seniors." He also criticized the few parking spaces, "there isn't one intended for visitors".

Group colleague Verena Claudi-Weissig rejects the construction because of the excessive noise from the S-Bahn.

"There is a noise protection report and the noise exceeds the maximum value by 25 decibels - that's far too much." Winkelmann and Christoph Rickert from the Wüstinger Rickert planning office tried to refute the criticism.

There are extensive noise protection measures, both fixed and movable,

thereby protecting the residents from the noise.

Another aspect displeased Herbert Vanvolsem (CSU): Cheap commercial land would be converted into expensive building land.

"Where are the advantages for the community if the doctor and physio are left out?" In addition, there is already a black building on Dornacher Straße, says Vavolsem "now we want to put another residential building in the commercial area?"

Criticism is followed by praise

But it wasn't just criticism, the planners also got praise. Silvia Pahl-Leclerque (Greens) likes the visual planning of the project: "Everything makes sense and such good documents at such an early stage, that's great." Knut Schwarz (UWV) agreed: "We finally have to take a step forward, not just hesitate."

The majority of the council saw it that way.

It was decided to convert it into a residential area (9:7 votes) and the land use plan procedure (9:6), but more parking spaces and e-charging stations as well as doctor or physio facilities are expected.
