The Sparkasse's premises in Schongau-West are no longer sufficient.

Therefore, a new building should be built in the same place.

The terraced house next to it will also be replaced.

Schongau – The Sparkasse Oberland operates a branch opposite the Church of the Transfiguration of Christ in Schongau-West.

She wants to keep doing that.

However, the rooms no longer meet the requirements, the ground floor flat roof building is too small.

Now the 6800 square meter area between Marktoberdorfer-, Schönlinder-, and Oskar-von-Miller-Straße is to be planned.

Not only a new building for the savings bank is planned, but also four residential buildings.

The terraced house must therefore also give way.

Although there were considerations of expanding the existing building, after weighing up the advantages and disadvantages, the idea was rejected and new buildings were planned, explained architect Regina Gaigl from the Munich office Gaigl Architekten, who presented the planning draft to the city council.

This is what the Sparkasse area in Schongau-West should look like in the future

A two-storey building opposite the church is planned for the Sparkasse branch.

According to the architect, the special roof shape of the current house should be "quoted".

That means: the new building will also have a striking roof – from the side facing away from the church.

Above-ground parking spaces will again be created for customers, somewhat to the rear.

This is how the streetscape should be improved.

A total of around 40 apartments will be accommodated in the four three-storey residential buildings.

A noise protection wall will be integrated in the building facing Marktoberdorfer Strasse.

It is currently planned to accommodate mainly smaller apartments in this house.

Altogether, apartment sizes ranging from one to four rooms are planned for the four buildings.

The houses are arranged in such a way that a soundproof inner courtyard is created in the middle.

An underground car park will be built for residents and Sparkasse employees, connecting all five buildings.

Fountain is to be set up again on the Schongau savings bank site

The two houses that have to go are not listed.

The city had suggested an investigation of the existing building, "which definitely plays a role in defining the townscape at the main access road to the Schongau-West district".

They were built between 1969 and 1970 by the Munich architect Johanna Storek.

However, significant structural changes have been made since then, Gaigl explained.

With regard to the coin fountain by the sculptor Marlene Neubauer-Woerner, an agreement was reached with the monuments office that the fountain would be stored and "upgraded" so that it would later be publicly accessible again on the property, albeit at a different location in front of the savings bank.

The coin fountain is placed under monument protection and is to be returned to the site.

Not only the structural stock was scrutinized, but also the trees.

According to an expert, the spruces only have a moderate life expectancy, but some deciduous trees have a long life expectancy.

They should be “preserved as best as possible”, according to Gaigl.

About a 34 meter high red beech.

Sparkasse area in Schongau-West: city councilors praise plans

The city councilors were full of praise after the presentation.

"A great investment that the savings bank is planning at the Schongau location," said Mayor Falk Sluyterman (SPD).

Kornelia Funke (CSU) was also happy about the "absolutely successful" planning and the "very good signal" for Schongau-West.

"It has never happened before that the tree population has been so conscientiously included in the planning," said Bettina Buresch (Greens) enthusiastically.

A varied, lively architecture that fits in is the model for the future.

Ilona Böse (SPD) wanted to know how the tenants of the terraced house would continue.

"Do you have the option to move as soon as a building is finished?" That is part of the detailed planning, according to Michael Lautenbacher from Sparkasse.

It is clear that not everything will be built at once, as business operations on site should also be maintained.

According to Lautenbacher, everyone is aware that they have a responsibility towards the tenants.

“But the building is over 50 years old.

Luxury looks different”, there is a need for action.

Gregor Schuppe (ALS) wanted to know that the "landmark", the stele on Marktoberdorfer-Straße, which shows the temperature and time, will be preserved.

Board member Michael Lautenbacher admitted that she wasn't all that beautiful for him.

"But we're happy to accept it." Just like Ilona Böse's suggestion to leave the bus stop in front of the Sparkasse and to make it barrier-free.

The city council unanimously approved the planning draft and commissioned the administration to prepare the necessary steps for the preparation of a development plan.
