After the expected end of the planned supermarkets in the planned new industrial park in Sindelsdorf, there is relief among the tradespeople in Penzberg.

The demand for a future concept for the city center is getting louder.

Penzberg/Sindelsdorf – It should have been called “Hochleiten I”: The planned commercial area on the B 472, on which an investor, CDP GmbH, is locating a supermarket including a drinks market and bakery, a discounter and a drugstore on around 14,000 square meters wanted to.

However, as the Mayor of Sindelsdorf, Andreas Obermaier, announced at the citizens' meeting at the end of May, the government of Upper Bavaria had raised objections to these plans.

According to Obermaier, because of the so-called connection requirement, no retail trade could be located on the area, which is located away from the local development at the Sindelsdorf motorway exit.

Penzberg retail is relieved

In Penzberg, these plans had been observed with concern anyway.

Now the retailers in the city are relieved, says Monika Uhl.

"We are glad that the government made this decision," emphasizes the chairwoman of the Penzberg trade association "Pro Downtown" when asked.

Mayor Stefan Korpan is not surprised by the government's no.

"We would have been surprised if things had turned out differently," he says, referring to the applicable requirements for commercial and retail establishments.

In January, the Penzberg building committee expressed the fear that the accumulation of retail businesses on Sindelsdorfer Flur could have "negative effects" on the existing retail structure in Penzberg and develop into a "competitive location".

The city administration was particularly concerned about the two drugstores at the main intersection, which act as a customer magnet in the city center.

If the supermarkets had been allowed to be built on the B 472, the retailers in Penzberg would have "felt it massively", Korpan is still convinced.

The government's no now gives Penzberg time to think about the future of its city center, according to "Pro-Inner City" chairwoman Uhl.

But this time must now also urgently be used to develop an overall concept.

“What we need now is a strategy.

It's urgently needed," Uhl demands.

"We need a vision." The town of Bad Tölz and the market town of Murnau have long since developed such a strategy for their town centres.

In order to catch up here and to develop a future concept for the city center of Penzberg, the city council is now required.

"He will also have to be measured by that," Uhl is certain.

But traders and all citizens in general should also be involved and think about it, because: "Penzberg's city center is undergoing the greatest change since the mine was closed." Not only because online trading is threatening the existence of many shops.

But also because there are currently demolition considerations for numerous municipal buildings;

for example for the "Zörner-Haus".

Private homeowners are also currently considering converting their property in the city centre.

Mayor finds concept for the future difficult

If the trade association has its way, work on a concept should begin this year.

"As soon as possible," says Uhl.

Mayor Korpan, on the other hand, points out that there is already a body in the “Business Working Group” in which various parties – such as representatives of the city and retailers – work together.
