County - As reported by the Starnberg district office, the expert committee for property values ​​for the Starnberg district has published new standard land values.

The result is not surprising.

Residential land prices continue to rise.

On average, the price increase across the district as of January 1, 2022 was 15.3 percent, while the prices for commercial property largely stagnated at an increase of 0.2 percent.

There was also an increase, albeit comparatively small, in agricultural and forest land with a plus of 6.9 percent.

The complete land value list can be purchased from the expert committee for 250 euros.

Lowest increase in Feldafing, highest in Andechs

The lowest average increase for all reference value zones for residential building land was recorded in the community of Feldafing, at 10.8 percent.

The highest with around 28 percent in the municipality of Andechs.

The development follows the trends of previous years.

In general, it was found that a price increase in the already high-priced guide value zones was generally lower than in lower areas of 400 to 800 euros per square meter.

This is now particularly noticeable in the more rural areas.

The average price development for residential building land in the individual municipalities is as follows: Municipality of Andechs plus 27.9 percent, Municipality of Berg plus 11.2 percent, Municipality of Feldafing plus 10.8 percent, Municipality of Gauting plus 12.4 percent, Municipality of Gilching plus 18 .8 percent, community of Herrsching plus 16.9 percent, community of Inning plus 13.7 percent, community of Krailling plus 21 percent, community of Pöcking plus 18.3 percent, community of Seefeld plus 11 percent, city of Starnberg/districts plus 9.8 percent, City of Starnberg plus 19.5 percent, municipality of Tutzing plus 14.4 percent, municipality of Weßling plus 12.9 percent, municipality of Wörthsee plus 10.4 percent.

The mean percentage change in the district of Starnberg is 15.3 percent.

Agricultural and forestry land is also becoming more expensive

The trend is also continuing, albeit only slightly, for agricultural and forestry properties.

This resulted in a price increase of 6.9 percent across the district.

In contrast to this are the areas for trade.

Here, with an increase of 0.2 percent, prices almost stagnated across the district.

In the case of central locations for the use of residential building land, the price increases by 21.5 percent and for commercial building land by 0.2 percent.

In the case of special commercial building land (land for discounters, beverage markets, fast-food restaurants and so on), the prices remain constant.

You have to invest 12.8 percent more for residential building land on lakeshore properties on Lake Starnberg and even 17.1 percent more for residential building on the Ammersee shore.

At Wörthsee, the increase in this area is 10.7 percent.

For agricultural and forestry properties, the expert committee reports a percentage increase of 6.9 percent.

The standard land values ​​as of January 1, 2022 were determined in accordance with the legal requirements and decided by the expert committee in a non-public meeting.

Guide value is based on purchase prices

The basis for determining the standard land value was the purchase contracts recorded and evaluated in the purchase price collection for undeveloped or cleaned up properties (demolition properties) from the period January 1, 2021 to December 31, 2021.

The determined standard land values ​​apply retrospectively from January 1, 2022.

No standard land values ​​are required for the recalculation of the property tax in the Free State of Bavaria.

As part of the property tax reform at the federal level, a state opt-out clause was introduced that grants the federal states the power to deviate from the property tax law.

Bavaria has made use of this with the Bavarian Property Tax Act (BayGrStG), which came into force on January 1, 2022.
