Petershausen – In a few years, 550 people are supposed to live in the new rose settlement where a golden-yellow cornfield still stretches today.

And even if little has been heard of this major urban development project, the project is progressing according to plan.

The municipal council took two important steps at its meeting on Thursday.

A design manual was unanimously approved.

As part of the development plan, the almost 100-page work will give the builders a binding guideline for materials, colors and structures that are intended to give the rose settlement a uniform appearance.

Important fundamental decisions on the planned local heating supply, which will be entirely in the hands of the municipality, were also made without dissenting votes.

Specifically, the planning of the heat supply is being carried out by the municipal company Petershausen (KUP) with an experienced engineering office;

According to Mayor Marcel Fath, the original partner, GP Joule, a company active in the field of renewable energies, wanted to "become a shareholder itself" and therefore withdrew from the project.

But a new, specialized engineering office has already been found, announced Fath.

In fact, the goal of a sustainable energy supply for the Rosensiedlung is not easy to achieve.

As is well known, an initial concept developed by Professor Markus Brautsch from the Institute for Energy Technology at the East Bavarian Technical University of Amberg-Weiden had to be discarded.

As the network operator, Bayernwerke had rejected the planned joint use of the electricity generated decentrally on all roofs.

At the end of January, the company GP Joule, which has already designed the planned solar park in Lindach, presented a new concept.

A local heating network with a central air heat pump is now planned, the energy for this is to come from an open-space photovoltaic system that is still to be planned.

A gas boiler was originally intended for peak loads, but this detail is still being revised due to current developments on the energy market.

Wolfgang Stadler (SPD) asked whether it would be possible to get away from gas altogether.

But a heating network, in which residents of 260 residential units may have to freeze in the dark, is not possible, explained chamberlain and KUP managing director Daniel Stadelmann.

"We'll have to use some form of combustion." There isn't enough space for geothermal energy, and there's no storage capacity for wood chips. "We won't be able to get around gas entirely." But pellets could possibly still be used.

The engineering office will work out the details.

It also goes further in terms of architecture: A design manual specifies a material and color concept to ensure the quality of the buildings and open spaces, in order to ensure a visually uniform image of the future rose settlement.

"The aim is for the district not to become a motley quarter, but to have its own identity and character," explained planner Oliver Lambrecht from the Tübingen office Eble Messerschmidt Partner, which has been in charge of the Rosensiedlung project for ten years since the urban planning competition.

The design handbook, which the private landowners in the Rosensiedlung area were also involved in drawing up, did not set any rigid specifications for builders;

But these broad guidelines are mandatory and are also passed on to new owners in the event of a sale.

With the resolutions on the energy supply and the design manual, the Rosensiedlung project is now entering the home stretch.

As soon as the energy concept is in place in October, the development plan is to be adopted as a statute.

"Then we will bring everything together for the finale," said Mayor Fath.

The aim is to tender the development of the construction area as early as February 2023.
