Vaterstetten – The need for affordable housing in the municipality, often referred to as Grünwald von Ebersberg, is undisputed.

Not everyone can afford a multi-million dollar villa here.

But with the implementation of the plan to create a corresponding residential building project in the Vaterstetten Northwest development area, Vaterstetten had unexpected difficulties.

So difficult that there are now delays.

The project came to a standstill at the beginning of July, which will affect the implementation of the planning, the submission of the subsidy application and the creation of building rights.

"This also leads to slower progress in land use planning," writes the town hall administration in the current template for the municipal councils.

In order to move forward quickly, the administration needs further municipal council decisions.

But here it is still not clear who the right builder for the project is.

Cooperatives have meanwhile rejected it, and the local politicians have now been informed by the non-profit municipal housing association of the Ebersberg district (WBEGKU) about the advantages and disadvantages of taking over the housing project.

In addition to the district, the municipalities of Grafing, Moosach and Anzing also participate in the municipal company.

A municipality must have 10,000 euros in share capital and a plot of land that can be built on in order to become a member.

The advantage for the municipality: no work with planning, construction and operation, the property remains the property of the municipality, which can, however, decide on the tenants.

Construction is carried out by a general contractor.

Planning and construction could be completed quickly.

The 100 apartments will be ready for occupancy as early as 2024.

The construction costs are financed by grants and loans.

The operating expenses are covered by the rental income, no subsidy is requested from the municipal budget.

However, there are no grants for the shops, the social community center, the large day care and guest apartments, as actually planned in Vaterstetten-Nordwest.

Therefore, the WBE representatives also complained about the poor ratio of rentable living space in the overall project.

Because everything that is not necessary for actual living is not subsidized.

It's about bike storage, green spaces, but also underground parking spaces, especially for customers and guests.

That would be shares that the municipality would have to pay for itself.

Which in turn would be at the expense of urban planning and quality, as Mayor Leonhard Spitzauer (CSU) noted.

But "not all goals can be achieved here".

A decision in favor of WBE was not made at the end of the approximately two-hour special session of the municipal council.

The committee only commissioned the finance department with a profitability calculation and gave the go-ahead for the draft and approval planning, as well as an early cost calculation by the architect and the specialist planner.
