Important housing in the center of The Hague in prospect

Before the planned project can be realized in the center of Haag, there are still a few things to be clarified.

New living space is to be created in the center of the municipality of Haag.

The council is excited about it.

But before you can start building, there are still a few things to check.

Haag

– A mixture of four semi-detached houses and an apartment building with nine residential units is planned on a free-standing area on Plörnbacherstraße in Haag.

A corresponding preliminary building application was presented to the municipal councils at the meeting on Tuesday.

The committee unanimously gave a positive assessment of the possibility of creating living space in the town centre.

Now the building permit authority in Freising's district office has to check all legal building regulations.

A private investor wants to build an apartment building on Plörnbacher Strasse

There are no longer many opportunities to create living space in the local area in Haag.

The preliminary building application submitted by a private investor envisages building an apartment building and four semi-detached houses with underground parking at Plörnbacherstrasse 21 and 23, each with three full floors.

The resulting wall heights would fit into the surrounding buildings, according to the administration in the town hall.

According to the opinion of the building authority, the buildings represent an urban planning order that can be endorsed due to the surrounding development.

Mayor Anton Geier underlined this. His deputy, Dominik Berger, emphasized that internal development is being sought in the local area.

The shortening of the distance areas, which are specified in the new Bavarian building code, also refers to this.

"We have to relieve the construction pressure," said Berger.

City councilor considers densification of the town center to be important

Municipal councilor Elisabeth Maier was of the same opinion.

"The densification in the town center is important." She also gave a positive assessment of the fact that smaller residential units are to be built in the planned apartment building.

There are many interested parties who are looking for a small apartment.

Due to the proximity to the next playground on Plörnbacherstraße, the developer could possibly do without a separate play area.

The community would agree to an exemption, said Geier.

However, the building supervisory authority in the Freisinger district office must decide that.

The municipality of Haag is now asking them to examine the building project in this regard, and also with regard to its integration into the surrounding area.

Tree "An der Stockwiese" must remain

The tree protection was important to the committee in an application for a new building in the residential and commercial area "An der Stockwiese".

The developer would like to fell an existing tree there for an additional entrance and exit.

"At some point there will be no tree at all," complained municipal councilor Christian Engel.

The situation is similar on all surrounding properties.

There are tall trees.

And if permission is now granted for felling, residents could possibly follow suit.

The councils therefore refused their approval for a second exit on the property with a dissenting vote from Robert Schwaiger.

The committee said that the demolition of an existing building in favor of the construction of covered parking spaces with garbage can and bicycle compartments on a property in the center of Inkofen is regretted.

This would disturb the character of the farm on the agricultural property.

However, the construction project is legally in order.

And of course you give the agreement, emphasized Mayor Anton Geier.

Alfons and Katharina Maier received the green light to build a new single-family home with a garage on their property in Hausmehring.

Berger rated the application as “a successful design”.

The new building will be erected as a replacement for a residential building with agricultural outbuildings.

The municipal agreement was passed unanimously.
