The community is still looking for ways to create affordable housing.

Two models have now been presented to the parliamentary groups in the committee.

Grafrath

– The community continues to look for ways to create affordable housing with the help of an external construction company and administration.

Two models were presented to the Finance Committee: one by the district housing association and one by a cooperative.

By the way: Everything from the region is now also available in our regular

FFB newsletter.)

First, Christoph Maier presented the housing association - and impressed the committee with a number: According to a current cost calculation, 3000 euros per square meter would be incurred - a very low amount compared to the market.

"Another developer recently built for 6000 euros per square meter."

Anton Hackl (Grafrather Einigkeit) doubted that the company would be able to keep the small amount.

Maier pointed out that the calculation is up to date.

Of course, rising interest rates and construction costs cannot be specifically foreseen.

"But they affect every developer." In comparison, the housing association remains cheaper.

In another meeting, the cooperative housing association Maro presented itself to the finance committee.

This relies above all on a shared apartment in which people help each other.

You can buy into the cooperative with three shares of 500 euros each.

The cold rent per square meter is between 4.60 and 10.60 euros, depending on the subsidy.

According to Maro's Martin Okrslar, in order to be able to maintain this amount, it is necessary for the cooperative to be able to either buy the necessary building land cheaply or take it over as a leasehold.

At the request of Mayor Markus Kennerknecht (independent), Okrslar said that it was also possible for the cooperative to oversee the construction and the municipality to remain the owner of the land.

"Then the silverware would remain with the community," said Kennerknecht.

Now you have to make a decision as to which funding opportunity you would like to use.

You can choose between income-oriented support (EOF) and the municipal housing support program (KommWFP).

With the housing association, the municipality would get cheaper rents within the framework of the EOF, but would have to bring the building land into the society.

At the KommWFP, the rents would be slightly higher, but the municipality would remain the owner of its land.

Maro works with the EOF grant.

The administration should now work on the issue of funding.

Discussions will continue in the fall.
