The new garden district in Unterschleißheim has cleared the next hurdles.

But the criticism of the project does not subside either.

Nevertheless, FDP city councilor Manfred Riederle continues to oppose the project, which borders on the Weiher settlement.

On 3.5 hectares, the investor DV Immobilien and the city are building a mix of 13 point buildings, a high-rise building and four residential rows on Landshuter Straße.

If things go well, the houses are to be built in wood-hybrid construction from 2024.

Wood is a modern building material and is becoming increasingly popular: Concrete is only used for the supporting structure, for the basement and underground car park.

DV Immobilien wants to aim high with the "Landmark" on Alfred-Nobel-Strasse.

Here the investor is building a 50 meter high skyscraper with 16 floors, also as a wood hybrid.

Furnished micro-apartments are to be rented to around 95 young people, a target group who will mostly be moving in without family, furniture or a car.

The need is evident in the neighboring companies, says DV managing director Stephan Hof.

What is special about the garden district: You can get from one green roof to the other over bridges, with lanes for pedestrians and cyclists running underneath.

Architect Gernot Vallentin has planned small shops and offices here.

Ice cream parlors, bakeries and cafés will enliven the marketplace on Alfred-Nobel-Strasse, so that employees from the Business Campus don't have to go far either.

Space for 775 residents

In order for fire engines to be able to pass under the bridges, the ground floor must have a height of 4.50 meters in the entire district, explained Martin Bengler from the city administration to the members of the building committee.

The new, car-free quarter will offer space for 775 residents.

The city has secured part of the site via SoBon and is building affordable rental apartments in three point buildings and a row of flats in the north-western part, with a daycare center on the ground floor.

A green wall already separates the development area to the north and west.

Behind it, some residents are suspicious of the construction project.

The high parking garage that DV Immobilien built to replace the parking lot is a thorn in the side of some.

At the request of the neighborhood, the fenced wall is only opened to paths in two instead of three places.

Bengler informed that there are concerns that the new residents of the car-free quarter would otherwise occupy parking spaces if short distances would connect the districts.

For drainage, the main sewer has so far run across the wall under the parking lot.

It will be relocated and will run along the pedestrian and cycle path to the west.

The trees on the wall would not be damaged, Bengler said.

Waste water association, city and investor share the costs.

FDP City Councilor Riederle sharply criticized this: the public sector should not bear two-thirds of the costs.

"Why is there so much consideration for the investor and not for the population here?"

He called for a procedure to preserve evidence - Mayor Christoph Böck (SPD) replied: The distribution of the costs is regulated by law and asked Riederle "not to dramatize it like that".

A highlight of the planning are the common rooms: the residents can book a multi-purpose room for private celebrations, for example crawl, house music or gymnastics groups can meet there.

This could have a positive effect on the neighborhood, but also affect the rental price.

"We create many incentives to do without the car"

For the first time there is a mobility concept that the investor has developed with the city.

At one station, a district manager lends out vehicles: bicycles, e-bikes, cargo bikes and e-scooters as well as MVV annual tickets.

There is already a sharing station for cars at the site.

The city is therefore granting a discount of 0.4 for the parking space key for the apartments in the high-rise building.

Two underground car parks with a total of 393 parking spaces are planned for the quarter.

Does the concept work?

Every two years, the investor and the city administration have to report to the city council whether grievances need to be remedied.

Incidentally, according to traffic expert Harald Kurzak, the connection to Landshuter Straße is sufficiently efficient.

He expects 73 employees for retail, gastronomy and services and expects 67 customers per day.

Brigitte Weinzierl (CSU) had doubts here: "I don't know if that's enough."

With a floor area ratio of 1.34, the building density is slightly higher than in other quarters in the city in the recent past, where it was 1.2.

The building heights increase from eleven meters on the wall to 24 meters in the direction of the business campus.

Only the high-rise is visible from afar at 50 meters.

By the way, only commercial use is permitted where it shades rooms in the quarter.

Against the vote of Manfred Riederle (FDP), the building committee approved this development plan.

The mobility concept was also approved by the environmental committee.

In the land use plan, the former commercial area was declared an urban area.

Now the plans will be publicly displayed and those responsible for public affairs can give their opinions.
