The rental price brake is intended to protect against overpriced apartments, especially in cities.

A curious appeal draws attention to this in the form of a missing persons report.

Munich – You can lure people with money.

Jenny knows that too.

Financial incentives attract attention.

In view of the consequences of the corona pandemic and the inflation that has to be managed, even more than in previous years.

That's why Jenny begins her request with a number.

"3657 euros finder's fee!!!" is written in large and underlined numbers and letters on the note that she apparently left on the glass door of an apartment building.

But where did the odd number come from?

Jenny explains that directly below - and at the same time makes it clear that she is by no means looking for honest finders among the residents.

Because it's not a missing persons report.

Appeal for rent control: "You can reduce your annual rent by an average of 3657 euros"

Written much smaller, it reads: "Search: Rent that the property management rips off too much every year!" The word "me" probably doesn't even mean Jenny herself, but the average tenant in Berlin.

Because Jenny continues to write: “You too?

With the rental price brake, you can reduce your annual rent by an average of 3657 euros.

Yes, also in your neighborhood.

Yes, also in your house!”

In order to emphasize her concern, she urges the readers even more urgently: "People seriously: Don't be fooled.

Pull the rent brake.

And do it immediately.” Jenny advises tenants who feel they have been caught on the wrong foot to contact the Berlin-based “Conny” team, which describes itself as the “leading online platform for legal services in tenancy law, employment law and telecommunications law”. .

Rental price brake has been in effect since 2015: "Maximum ten percent above the local comparative rent"

The Instagram channel "Notes of Berlin", which spreads Jenny's finder's reward message on the Internet, also gives the tip "to have it checked whether the rent can be reduced".

In addition, the comment emphasizes: "Leases from 2015 are subject to the rental price brake!" To put Jenny's concerns in concrete terms.

The portal

haufe.de

summarizes the law as follows: “On June 1, 2015, the law on rent control for new or re-letting of apartments came into force.

It stipulates that when concluding a tenancy agreement, tenants may pay a maximum of ten percent above the local comparable rent.

New buildings and extensively renovated apartments are excluded.”

The tenant must also be able to afford the rent: Not everyone can find accommodation in this top location in Düsseldorf.

Rent control in Germany: 203 cities and municipalities and Bavaria are there

However, it is up to the federal states to determine by ordinance for five years in which areas the rental price brake should apply.

Despite various legal quarrels, the Bundestag initially extended the regulation until 2025, the traffic light coalition of SPD, Greens and FDP wants to campaign for an extension until 2029.

In Bavaria, a total of 203 cities and municipalities are currently subject to the Rent Control Act until the end of 2025.

These include Munich, Nuremberg, Augsburg, Ingolstadt, Bamberg and Regensburg.

In no other federal state are there even half as many.

While the three city states are taking part across the board, there are only 18 cities and municipalities in North Rhine-Westphalia and Lower Saxony, and 89 in Baden-Württemberg.

It remains to be hoped that Jenny's appeal will be heard.

After all, it's about cash.
