Utting – The first application phase for the new Schmucker settlement in Karree Landsberger-, Schondorfer- and Hechenwanger Straße has been completed.

As Mayor Florian Hoffmann recently announced in the municipal council, 170 applications have been received for the 88 barrier-free rental apartments.

The first four houses will be ready for occupancy on January 1, 2023.

As expected, there is a great deal of interest in the one to five room units between 38 and 110 square meters, which are rented out for a net price of 11.50 euros/sqm.

The monthly operating and heating cost prepayment is 2.10 to 3.00 euros/sqm.

And each of the 92 parking spaces in the underground car park costs 35 euros per month.


In times of housing shortages, Utting is pursuing a forward-looking and sustainable strategy of creating affordable housing for medium and low incomes.

The aim of the municipality when allocating the apartments is primarily to provide families and individuals already living or working in Utting with suitable living space.

The project was made possible thanks to the municipal housing promotion program.

Of the total costs of around 30 million euros, the municipality of Utting will receive funding of almost 13 million euros as well as a low-interest loan from the Bayerische Landesbodenkreditanstalt.


Therefore, the award criteria are based on the funding notice from the government of Upper Bavaria with a point system according to which the applicants are classified.

Residency and/or employment in the community yields a maximum of 15 points.

Each child counts ten points.

Up to 30 points are awarded for relatives who need care or are disabled.

Even honorary posts in non-profit organizations are rewarded with ten points.


Income is also important.

According to the Bavarian Housing Promotion Act, the limit for a family of four is 103,000 euros gross per year.

20 points are deducted for exceeding the limit by 100 percent, and 40 points for 200 percent.

A lot of diligent work now has to be done by the housing officers in the municipal council when the applications are due to be viewed.

The administration printed out each receipt of approx. 20 pages and sorted it into sleeves.

A test marathon of at least two days is expected.

There is not too much time for the decision, so that the lucky ones can keep the notice period of their current apartment.


The new Schmucker settlement is considered a beacon project and a model for other communities.

After all, this compliment came from Bavaria's Minister of Construction, Christian Bernreiter, and Minister of Forestry, Michaele Kaniber, who recently visited the construction site.

The houses were made using a wood-hybrid construction method.

Cellar, underground car park, elevator shaft and stairwells are made of concrete and all load-bearing walls are made entirely of wood with insulation.

Real wood floors and ceilings also provide a healthy room climate.


All apartments are equipped with underfloor heating.

A fitted kitchen with all electrical appliances is also rented.

The facility is heated by two pellet boilers.

With floor-to-ceiling windows, balconies, loggias and terraces create a connection to the green area with a public playground.

Of the 92 underground parking spaces, five are handicapped-accessible, as are two in the outdoor area with 35 parking spaces.

E-cars can be "refueled" at freely accessible charging stations in four places.

There are also 120 bicycle stands available.


The Schmucker project is the pride of the municipality of Utting.

That's why Deputy Mayor Patrick Schneider suggested inviting the population to a tour of the site at an "open day".
