Nevertheless, the building committee has now rejected the plans for a planned employee residence in Bad Wiessee for the second time.

– It is still unclear when the groundbreaking ceremony for the senior living project on the site of the former Hotel Edelweiß in Bad Wiessee will take place.

But in order to make provision for the staff, the investor – the real estate company OSWA from Ingersheim (Baden-Württemberg) – is planning a staff hostel on Bergerweg parallel to the main project.

So far so good - such a project is in the interests of the community.

Nevertheless, the building committee rejected the plan for the second time.

With 4:4 votes.

As head of the building authority Anton Bammer explained at the meeting, the existing building on the almost 1700 square meter property is to be demolished and replaced by a dormitory for employees measuring around 26 by 13 meters.

47 beds spread over 36 rooms could be created in it.

After the committee had rejected the preliminary decision application in May because the design of the facade seemed "too uniform", the outside stairs were not to our liking and the question of parking space had not been satisfactorily clarified, the client made improvements.

Bammer now attested to the object's “appealing design”.

In addition, 30 parking spaces were planned in the revised draft, which means that the key to the recently expanded parking space statute is fulfilled.

However, the great euphoria in view of the adjusted planning for the property in Bergerweg did not materialize at the meeting of the building committee.

"In terms of design, I can't determine the aha effect," said Peter Kathan (CSU).

His parliamentary colleague Florian Sareiter was bothered by the planned light shafts, which allow for additional living space underground and for which he did not want to make any exceptions to the design statutes.

"If we approve that, we have to approve it everywhere," he warned.

Sareiter advocated eliminating the light shafts and thus reducing the number of residential units.

Especially since he saw a parking problem coming up in this "sensitive area" despite the fact that the parking space key was now fulfilled.

"The cars will be parked along the Bergerweg," he predicted.

Is half a parking space per bed not enough after all, as decided?

Kurt Sareiter, also CSU, was - as in the debate on the new version of the parking space statute - convinced that the vast majority of employees in such a dormitory have a car.

“Where are they supposed to park when the property is empty?” Sareiter asked.

He doesn't want to give his blessing to something that he would then have to put up with asking the citizens which idiots approved it, Sareiter said.

Tie votes: Preliminary ruling application rejected again

Benedikt Dörder (SPD) saw things very differently.

He sees the planned dormitory as a functional building.

In view of the great pressure on the housing market, he could make friends with the planning and the desired deviations.

Johannes von Miller (Greens) spoke of a massive sealing of the area by the building itself and the parking spaces all around, but was able to live with the light shafts in this area - which, according to Bammer, are hardly visible due to the topography.

In the end, four municipal councils voted in favor of the preliminary decision application, four against it - after one application was rejected in the event of a tie, it was not enough for the OSWA GmbH project even at the second attempt.
