– It is well known that construction costs have risen rapidly.

When architect Anneros Rieger presented the Taufkirchen municipal council with the cost estimate for the planned children's home with doctor's and midwife's surgeries, family center and community apartments on the Gutswiese, everyone was "flattened".

Nobody had expected so much.

The project is expected to cost over 11.93 million euros gross.

After deducting the subsidies, the municipality would still have to shell out more than 9.64 million euros.

Previously, Rieger from Dorfen from the Munich architects' office Haindl had presented the preliminary design for the two buildings, including outdoor facilities with earth walls, noise protection and outbuildings.

The costs are broken down into the children's home (7.23 million euros) and the eastern part (4.7 million euros).

The building is to be solid with a gabled roof, plastered facades, an escape balcony and stairs.

Both buildings would be connected to district heating and the children's home would be equipped with a ventilation system.

A PV system could be retrofitted, as could car charging stations.

One is currently planned.

There is energy funding of around 500,000 euros, but this is tied to enormous conditions.

"500,000 euros sounds good, but that's what it takes for the extra work and the construction process becomes more difficult," she pointed out.

Rieger assumed 2.17 million euros in funding for the children's home.

She estimated a further 80,000 euros for the parking spaces on both sides.

"Whether we can afford it at the moment," doubted Councilor Martin Huber (Afd).

Especially since he assumed that it would not stay at 9.64 million because the "pressure on the construction sector was so high".

Bernd Friedrich (SPD) wanted to know what net income could be expected for renting out the four apartments and the practices.

Manager Martin Bauer put him off.

They want to present solid figures, which can only be done after the summer break.

Two years ago, the rough cost estimate was four to five million euros, now the sum is twice as high, complained Hannes Mundigl (EiMo).

"I don't know how we're supposed to shoulder that as a community.

The costs are running away from us," he feared and advised not to go into the further planning phases.

CSU Councilor Christoph Puschmann suggested first examining all points and tapping all funding.

"We need another children's home, that's out of the question." They also want to strengthen medical care and keep the midwifery practice.

He suggested counting on the time factor and commissioning the design and building application.

These are priced in at 317,000 euros.

"Otherwise it could be to our disadvantage if we now pause for nine months."

Architect Rieger emphasized that it is important to tender in advance so that the costs would not go down.

She suggested moving on.

"It won't be cheaper." If it's "pointed to the last button", you could also do two separate construction phases.

In order not to "get into the next dilemma", planning should not be suspended, said Manfred Slawny (SPD).

Huber, on the other hand, said: "Prices will go down" because the skyrocketing prices would have had an impact on the private sector.

His thesis is to "build anti-cyclically", if there is a construction boom, the state has to withdraw and vice versa.

He also recommended betting on time.

"There's no question that we have to do something."

The municipal council finally decided unanimously to approve the preliminary design including the cost estimate and gave approval for the design and the building permit.
