The Herzogliches Brauhaus is tackling the Guggemos project - and Tegernsee is getting a new look on the main street.

The construction project has now been presented again in detail to the city council and the project-related development plan as well as the project and development plan have been launched by a majority.

Tegernsee – Three years ago, the brewery presented the plans for its Guggemos area to the public for the first time.

Since then, a lot of work has been done behind the scenes.

A lot of coordination, for example with district master builder Christian Boiger and the waste water association for the laying of the sewer, was necessary, but also reports on traffic, noise and species protection.

Result: Due to the noise caused by around 14,600 vehicles every day (including 500 trucks), limit values ​​of 70 decibels during the day and 60 decibels at night are exceeded.

Architect Oliver Kiermeier from KPSW Architekten-GmbH in Hausham showed the solution: opening soundproof glass panes on the street-side and south-facing balconies.

Five buildings are planned: two four-storey houses on the street connected by a covered passage to the lake (with shops below, offices and practices above and several three- and two-room apartments, including six on the upper floors at more favorable conditions in the Tegernsee model);

a gastro building with terrace and beer garden by the lake;

also two smaller residential buildings by the lake.

47 of the 67 required parking spaces are in an underground car park, six in the inner courtyard, two on the street and twelve in the summer cellar.

Guggemos project requires compensation in Gmund

Because construction is going on in the flood area, a retention compensation must be created for 365 square meters.

This is happening in Gmund, where a 1.60 meter deep trough is being created on a piece of land between Kaltenbrunn and the Mangfallsteg, where the water can flow.

The city councillors, to whom the plans had previously been presented privately, still had questions.

However, the fact that Ursula Janssen (Greens) wanted to move the two buildings closer to the street to create more space on the lake side was not well received.

"It was our wish that we gain more public space on the street," reminded Mayor Johannes Hagn (CSU).

His deputy Michael Bourjau (FWG) was very happy with the current solution, as it would take the “tunnel” out of the main road.

Carolin Machl (CSU) welcomed the positioning of the houses as an "absolutely good solution".

How and whether a cycle path will be accommodated at this point still has to be decided.

In the subsequent non-public meeting, the city council commissioned a feasibility study on this topic anyway.

It is intended to show whether there is a possibility of a space separated from pedestrians despite the spatial confinement.

According to the architect, there is space on the Guggemos due to the planned placement of the houses.

The distance to the street is between 3.35 meters and 5.90 meters, with an additional two meters in front of the shop windows under the arcades bordered by columns.

The neighboring building to the south, which comes within 80 centimeters of the road, is more problematic.

A construction time of at least two and a half years is expected, whereby the construction at sea level will pose a great challenge.

If possible, the work should begin in winter 2023/2024.

Against the votes of Thomas Mandl (SPD), who is against it because of the two houses on the lake, as well as the Greens Ursula Janssen and Marcus Staudacher, the development plan was sent to the first round of interpretation.

The demands of the authorities should be incorporated into further planning.
