A new building complex is taking shape on the site of the former Isar department store in Wolfratshausen.

Now the project manager comments on the completion date.

Wolfratshausen – Almost ten years have passed since then, and at the end of 2012 managing director Frederik Holthaus closed the Isar department store in the old town of Wolfratshausen.

This was preceded by a public dispute about the future lease between him and the owner of the prominent property.

The ruined department store, which the project company Untermarkt 7-11 bought in 2017, has now been demolished.

The new residential and commercial building that Grünwalder GmbH is building on the site has taken very concrete shape in recent weeks.

"Things are moving forward," says project manager Frank Maiberger in an interview with our newspaper.

He knocks on wood: "There's currently nothing standing in our way."

The investor had imagined the implementation of the project in Wolfratshausen would be more problem-free.

But there were always setbacks, especially legal disputes with immediate neighbors cost time, nerves and a good deal of money.

Finally, an amicable agreement was reached. According to Untermarkt 7-11 GmbH, a “plannable construction phase” began in the summer of last year.

Since then, the new building has grown day by day.

On Thursday, "the ceiling over the second floor was concreted with the help of heavy equipment," explains Maiberger.

He currently assumes that the new building will be completed in spring 2023.

"There are no obstacles at the moment," says the project manager, referring to the acute supply bottlenecks that have been causing the construction industry to groan for months.

Untermarkt 7-11: The anchor tenant is drugstore chain Müller

Grünwalder GmbH has found a so-called anchor tenant in the drugstore chain Müller.

Müller will close its existing branch at Obermarkt 8 - and wants to offer a significantly larger range at the new location.

In addition, doctors – a gerontologist and a urologist – will move into Untermarkt 7-11 on the second and third floors.

According to Maiberger, both are already working in Loisachstadt, and both would have to leave their traditional premises, according to their own words.

Start of apartment rental expected in early 2023

According to the project manager, there are still no tenants for the remaining five apartments.

There is a simple reason for this: "We only start renting when you can see something on site," says Maiberger.

That means: "Probably early next year." As reported, the building committee of the city council had approved a change of use requested by the GmbH, specifically the establishment of said medical practices at the expense of apartments.

At the meeting of the expert committee, Maiberger put a stop to speculation and emphasized that the change in use "makes the house even more expensive" for the investor.

The members of the building committee also approved a mobility concept.

Untermarkt 7-11 GmbH relies on car sharing and cargo bike sharing - for this reason it is allowed to provide evidence of 18 fewer parking spaces than the municipal parking space key stipulates for a property of this size.

The Scherbaum group of companies, client on the former Kraft site (now Loisach-Quartier, LOQ for short) to the east of the S-Bahn station, and the Maro cooperative also rely on a mobility concept.

The Ohlstadt residents are building a multi-generation house on Sauerlacher Strasse.

Does the new building in the old town of Wolfratshausen already have a name?

Whether the new building complex in the old town will be given a concise name, "we will certainly think about it," announces the project manager.

At the latest when the baby is christened, the Isar department store in Wolfratshausen is finally history.
