Real estate prices in Munich are getting worse and worse.

A new study has come to the conclusion that in the state capital it is primarily new-build apartments that have a major impact.

Munich – Rents in Munich are rising and rising.

And many citizens are asking themselves: Who is going to pay for it?

A new study has now examined the price differences between new and existing apartments.

The result: Munich is right at the top in Germany.

Specifically, a new apartment is around 270 euros more expensive than the existing one.

In many cases, 1500 euros per month or sometimes more rent is due - depending on the location of the apartment.

In Munich, of course, it makes a big difference whether you live in Giesing or Schwabing.

Munich once again tops the list for nationwide rents!

Only Frankfurt is ahead of the state capital in the statistics mentioned: There is even a difference of 280 euros between new and existing apartments.

Berlin, on the other hand, is behind Munich.

Here the difference is 260 euros, in it is 250 euros.

It is cheaper in the west: in Dortmund, new apartments are around 160 euros more expensive than existing apartments, in Düsseldorf it is 170 euros.

Munich: Price difference between new construction and existing is 270 euros

Anyone who decides to buy a new apartment has a modern place to live, but usually pays more rent than for an existing property.

However, there are big differences between the individual cities when it comes to the amount of the surcharge.

Munich is right at the top of the ranking here: tenants in the Isar metropolis pay 1,610 euros a month for a new apartment with 80 square meters.

A comparable existing apartment, on the other hand, costs 1,340 euros, which results in the said price difference of 270 euros.

Only Frankfurt is slightly higher: for three rooms on 80 square meters, tenants pay an asking rent for a new apartment of currently 1,330 euros, while a comparable existing apartment costs 1,050 euros - a difference of 280 euros.

This is shown by the analysis by immowelt, in which the prices for new rentals of existing and new apartments (built in 2019 and later) were compared in the second quarter of 2022.

Rent in Munich: The energy standards of new buildings can offset the steep rents

If you look at the percentage difference in rent between existing and new apartments, Berlin even comes in second at 33 percent. The percentage difference is only higher in Dresden, where tenants have to pay 38 percent more for a new apartment, but the price level is also significantly lower than in the expensive metropolises.

Important to know: However, those looking for an apartment should note that the higher energy standards of new buildings can offset the surcharges for rent due to lower ancillary costs.

For example, tenants of new apartments save on heating costs thanks to often better insulation, which can mean a major financial advantage in view of the rapidly increasing energy prices.
