Four years ago, residents were up in arms against the plans to build an Ihle-Café in the west of Schongau, and the city council corrected its decision.

A four-storey residential building is now being built at the roundabout.

However, the design with a three meter high noise barrier was not well received.

– Second attempt for the undeveloped property at the roundabout on the corner of Marktoberdorfer Straße/Zugspitzstraße: In order to be able to realize the planned residential development with commercial premises on the ground floor, the “Forchet III” development plan must be changed.

The challenge in the planning at this point is noise protection for the residents: "The residential development is only possible with these relatively high noise protection measures," says city master builder Sebastian Dietrich.

A whole row of garages is planned behind a 3.30 meter high noise protection wall along Marktoberdorfer and Zugspitzstrasse, explained the Schongau city master builder recently at the meeting of the building committee.

In the height development one orientates oneself on the Meisenhöfe.

It is also planned to provide at least 25 percent of the roof area with solar systems.

An underground car park is planned, the roof is to be planted with greenery and the planting of the wall is to extend directly onto the garage roofs.

Bettina Buresch (Greens) called the draft "a single mess and unaesthetic block," she could only reject the project.

So far, the intersection or the roundabout is still open, and the previously planned business was very attractive.

The worst thing is the noise barrier, which is "like a fist in the eye".

The garage facility is also "something from the day before yesterday, we had that in Schongau-West in the 1950s and 1960s," says Buresch.

She spoke of unnecessary surface sealing and poor green design on the site.

The building committee called for green wherever possible, including garage roofs and walls.

The city master builder reminded that the city council decided in mid-2018 to build housing at this point - instead of the Ihle-Café at the roundabout.

The city council had revised its decision after a large protest with almost 900 signatures.

"The builder has no other chance," is how Dietrich pointed out the values ​​to be observed.

"And we no longer have the investor from back then, that's spilled milk," says Mayor Falk Sluyterman.

"But that's democracy."

Ilona Böse (SPD) also regretted that "what would have revived our district was prevented at the time, now we have to make the best of it".

She advocated calling for a larger area for photovoltaics and paying more attention to the greenery - as a buffer in the heat or heavy rain.

Make the soundproof wall looser

"We have to demand what is feasible for our climate, otherwise it will not be implemented," says Böse.

"We cannot afford to give in and be generous." Last but not least, Martin Schwarz (SPD) was concerned that too much area would be sealed on the property.

Kornelia Funke (CSU) was interested in how the noise protection wall could be made looser, perhaps similar to the Meisenhöfe.

The mayor was also in favor of looking at it again, saying that "no second Berlin Wall" was wanted along the Zugspitzstrasse.

A wall of boards can certainly be ruled out, says Dietrich.

Builder must submit proposal

However, the building committee wants to be absolutely sure in this regard and followed the suggestion of Winfried Schaur (UWV) that the client must submit a proposal for the wall - "it looks terrible if it is not done properly," according to the UWV city council.

The draft can go into interpretation against one vote, but with a number of changes.

Among other things, the roof area of ​​the upper floor is now to be 100 percent equipped with a PV system, "in doing so we are taking the legislature two years ahead of time," Dietrichs said.

It should be green wherever possible, including on the facades with vertical wall greening.

Outside of the roadway should be paved and not asphalted.

And the noise barrier gets its own test procedure.
