Plans for Guggemos area in Tegernsee presented

Tegernsee – The Herzogliches Brauhaus presented the plans for the Guggemos project on the main street in Tegernsee to the city council.
This was not without discussion.
The city of Tegernsee gets a new business card.
A residential complex with shops and businesses is being built on the Guggemos site directly on the main street.
City councilors approve of the plan.
A point to be considered in the project: the noise on the B307 federal road.
A traffic report has determined a weekly average of 12,700 vehicle journeys per day, explained the head of the building department, Bettina Koch.
On the one hand, this means that no left-hand turning lane will be necessary for the planned underground car park, and on the other hand that limit values will be exceeded that have to be solved structurally.
Therefore, the balconies on the street and on the east and south sides of the building are to be protected from the noise by additional soundproof glass panes.
Replaced "Guggemos" hotel with five buildings
Five buildings will then emerge, as explained by architect Oliver Kiermeier from KPSW Architects and Urban Planners from Hausham.
In addition to two four-storey houses on the main street, in which businesses are to be housed on the lower floors and apartments on the upper floors, two smaller residential buildings by the water and a building with a restaurant.
In addition, said underground car park with 47 parking spaces is planned.
The city councilors found the plans largely good, but occasionally had questions or comments.
Ursula Janssen (Greens) criticized the fact that the two buildings were moved away from the main street compared to the current "Guggemos" hotel building.
She wanted a more harmonious construction line with the neighboring buildings.
Space for possible cycle path on B307
"It was done at the request of the city," recalled Mayor Johannes Hagn.
"We want to dissolve the development there because it is currently running very close to the main road." The background is also that the city is working on a bike concept and space should be left directly for a possible bike path.
Andreas Obermüller (FWG) was also happy with the solution that had been found, since the entrance to the town center would lose its gorge-like character.
The new building will take two to two and a half years, the planner said.
The city councilors now sent the development plan into the process against the votes of Thomas Mandl (SPD), Ursula Janssen and Marcus Staudacher (Greens).
