Schliersee has made progress on the way to a new, large hotel.

The municipal council dealt with the objections to the planned Vitalresort.

Schliersee – The reading performance of the administration was considerable.

The discussion in the municipal council on the Vitalresort hotel project on Stolzenbergstraße lasted more than two and a half hours – and more or less net.

Because the councilors had little to contribute that evening.

The topic had been dealt with repeatedly in the past three years.

Planning for Vitalresort comes to a standstill again

Vitalresort Schliersee: Many concerns, hardly any changes to the plan

As reported, project developer Wolf-Dieter Roetzer wants an organic hotel (40 rooms/78 beds), a guest house (48/92), four natural wood chalets with three apartments each around a pond and a health center with four practices, a cooking school, seminar rooms and employees -Premises for about eight people.

The area is 12,000 square meters.

What the municipal council now got on the table were the objections that were received during the first round of interpretation.

It is dated spring 2021, and the plans have changed since then - especially due to concerns from district master builder Christian Boiger (we reported).

At the request of the Greens, his statement at the time has now been read out in full in the municipal council.

The Holzkirchner is harshly critical – mind you of an internationally respected architect's office.

The "work of art" "unfortunately lacks any urban planning, architectural and design quality".

Benno Bauer, also an architect and on top of that a district home caretaker, sees things differently.

"The project is one of the few successful designs on the subject of building for tourism in the district," writes the.

Gerhard Waas (Greens) then resorted to comparing styles.

Bauer's statement was "factually well-founded", which Boiger interspersed with polemical adjectives.

Unworthy of a representative of the district office, Waas found.

But: The objections had borne fruit in that the plan was changed, a little less sealing, a smaller pond, no dormers, for example (we reported).

And the proposals for consideration also referred to this change in planning.

Of course, the organic hotel and guest house are up to 55 meters long, but that's also the case elsewhere in Fischausen-Neuhaus - the same applies to the density of the buildings.

Neighbors worry about traffic increase

A major concern for neighbors is traffic, and in fact, once the hotel is complete, it will increase significantly - at least compared to the status quo.

The traffic report comes from around 270 to 310 trips per day.

But: The Stolzenbergstraße is efficient enough for this, according to the development plan architect Christoph Rickert, who was commissioned by the municipality.

In the north, however, it needs to be spread a little.

As is usual with such projects, the concerns of the neighbors are manifold.

Some of them have already been superseded and even include the accusation that the “project is clearly presented as a disguised residential development”, as a neighbor’s lawyer writes.

The municipality states that "hotel use" is precisely defined.

Residential development is not permitted.”

Objections and suggestions for consideration came on 47 densely printed DIN A pages.

The majority of the municipal council saw no reason for major changes to the plan.

Max Leitner, Christoph Stöger (both Die Schlierseer), Gabi Murrisch, Pius Kieninger, Astrid Leitner (each CSU) and Sibylle Strack-Zimmermann (Greens) voted against the approval and interpretation decision.

Finally, the municipal council will only deal with the development plan when the site is no longer subject to landscape protection, confirms Mayor Franz Schnitzenbaumer (CSU).

If necessary, the district council should decide to remove it in October.
