Two urban renewal programs were recently entrusted to the district committee - in Gila and in the Katamoun neighborhood • Will they provide solutions for young people who are interested in settling in Jerusalem?


The Jerusalem Municipality, through the local planning and construction committee, recommended this week the submission of two plans for urban renewal to the district committee, in the haunted complex in the Gila neighborhood and on San Martin Street in the Katamouni neighborhood. 

The haunted complex in the Gila neighborhood is a complete complex, which includes several buildings and public areas and is located at the edge of the neighborhood towards the north, where the light rail route surrounds it from three directions.

As part of the plan, it is proposed to demolish 6 residential buildings totaling 179 units, and the demolition of a kindergarten building. In their place, the plan proposes the construction of 5 towers of 23-35 floors and 3 buildings of 10 floors - with 750 units.

The residential buildings will include a mix of uses for public needs, commerce and employment.

In addition, according to the committee's decision, an area of ​​about 3 dunams will be allocated within the plan area for a new lot for a school and another 3 dunams for open public space.

The program includes a combination of kindergartens, day care centers and synagogues in the area of ​​residential buildings.

The promoters of the program are the companies Rothstein Real Estate Urban Renewal Ltd. and Urban Renewal B.E.I Ltd.


The editor of the plan is architect Ari Cohen. 

The project in San Martin in the Katmonim neighborhood 8-9 will include the demolition of a housing building from the 1960s, which includes 85 housing units.

The plan is in an area of ​​3,729 dunams and is located at the entrance of the Katmonim 8-9 neighborhood, in front of Emek Al-Ha'adim.

In the area of ​​the plan there is a residential building with 10 entrances with a total of 85 existing units.

In 2008, the building underwent an extensive renovation that was unsuccessful, as part of the "neighborhood rehabilitation" project.

The plan proposes the demolition of the existing residential building and the construction of 2 new residential towers of 30 floors, totaling 300 units.

Also, the plan stipulates 6 units on each floor in the western tower and 4 units on each floor in the eastern tower, and offers a commercial facade towards the main street.

The committee decided that as part of the plan, areas will be set aside for kindergartens, dormitories and synagogues.

The plan is from the company "Azorim" and the editor of the plan is an architectural firm - Ametsia Aharonson.

"Two more significant plans are currently being promoted in the Gila and Katmonim 8-9 neighborhoods, among several plans. The Gila construction project, located near the green line of the light rail, will allow efficient and fast transportation service to all parts of the city, including utilities for public needs, for commerce and employment, and will be an economic lever for the neighborhood that is being renewed. The construction project in Katmonim 8-9 significantly increases the number of housing units, in order to meet the needs of the residents. We will continue the municipal policy to promote residential plans, in order to provide housing solutions for the residents of Jerusalem and those who are interested move and live in it.
