A clear "no" comes from the Denklinger municipal council to the plan to convert the former dairy building on Buchweg - known for its distinctive red facade - into a residential building.

- Two justifications are presented by the Denklingen municipal council for the rejection of the conversion application.

Firstly, the number of parking spaces is not sufficient.

14 would be needed for seven apartments, only ten could be proven.

On the other hand: The referendum from last May should also provide a further explanation for the negative attitude.

The property with the red house has a good 1200 square meters.

The construction project exceeds the requirement of 225 square meters per residential unit, according to the municipality for the application for seven apartments.

This criterion for the development in the town center was welcomed by the majority of voters in the referendum in May.

Of course, the old dairy was not the reason for the citizens' initiative in advance.

Referendum affected the area on Bahnhofstrasse

Rather, the referendum specifically concerned the urban development plan procedure for the district between Bahnhofstrasse, Bischof-Müller-Strasse, Buchweg and Industriestrasse.

The two apartment buildings with 24 apartments that investor Stefan Friebe wants to build on a vacant lot west of the 60 newly built apartments can no longer be prevented according to the decision of the district office.

After all, the initiators see the outcome of the referendum as a clear signal to the municipality to initiate the necessary steps in land use planning "so that something like this doesn't happen again".

However, Manfred Gayer finds it more than funny that the former dairy building on Buchweg now refers to one of the criteria required in the referendum as justification.

Building from 1907

Gayer (70), together with Anita Gropp, was the motor behind the citizens' initiative.

He was also for 16 years - from 1984 to 2000 - succeeding his father manager of the former dairy, which was run as a cooperative.

Gayer emphasizes to our editorial team that the criteria of the citizens' petition are primarily aimed at new buildings in the town centre.

However, the former dairy on Buchweg is a building that has been around for a long time.

The year can also be read on the north facade: it is from the year 1907.

Initiators find it strange

In addition to the proof of parking space, the reason given for refusing the municipal agreement is also the argument that the construction project is "not in the interest of the citizens with the analogous application of the referendum".

That's what it said in the proposed resolution, which the councilors finally agreed to in the most recent municipal council meeting.

Denklingen Mayor Andreas Braunegger reminded the municipal council that an extension to the building on Buchweg had already been applied for in 2016.

That would not have been approved at the time.

But residential use in the attic is already taking place.

The parking space statute for the municipality of Denklingen provides for two parking spaces per apartment.

Unlike in many other cities and communities, it doesn't matter how big the apartment is.

For an apartment with almost 50 square meters, two parking spaces must be proven as well as for an apartment with 100 square meters.
