Is there a restaurant in a new building in the center of Buch?

The town center development plan provides for some new living space on the Loibl site.

A building emerging to the east on a previously undeveloped green area could be of particular importance to the population: this may be the place for a restaurant.

However, some parish councilors are still worried about the changed view of the parish church.

The community is currently also working on the future design of the town center in the community development concept.

Even before that, a development plan with the same name was approved.

It affects the premises of the Loibl family, including the pension and restaurant of the same name.

The first town center plan in 2019 included four terraced houses and 19 apartments on the site.

The agricultural buildings behind the pension should give way to new housing (we reported).

In the meantime, the planning has been further developed, the initial scope of 7500 square meters has become even larger, reported Florian Riesinger from the Arc Architects office in the municipal council.

Neighboring buildings to the west of the planning area have now been included.

What is also new is that the front area is considered a mixed-use area, while the rear area is purely residential.

Riesinger also informed that due to the parking space statute passed last year, the parking spaces can no longer be placed next to the residential buildings.

Instead, an underground car park is necessary.

But what is most interesting for the public is the future of Pizzeria Gallo Nero – Buch's last restaurant.

During the three years of planning, the options of maintaining the building or building a new one were discussed.

In the current design, everything revolves around a new building that is to be built on a meadow to the east of the property.

When asked by Axel Krämer (CSU), the architect confirmed: "There should definitely be gastronomy again and tend to be in the new building, because it simply makes more sense." It is possible that the current, local pizzeria owners will move in after the new building is complete , i.e. without being closed for months.

"The new building could then be tailored exactly as the landlord needs it," explained Riesinger.

"There's a lot to be said for it," he said about the new planning variant, because there are some unused rooms in the existing building.

"But it hasn't been decided yet." What the future of the previous inn would look like in this case - renovation or replacement - is not yet certain.

Matthias Steutzger (independent) questioned an option also mentioned in the past, that there is only one kind of café in the center of town.

The planner confirmed various models.

Riesinger pointed out that his client could say more about this.

Florian Loibl was present at the meeting but was not given the right to speak.

However, some councilors were concerned that a new inn would change the view of the parish church of St. Martin.

Steutzger suspects a "completely different impression": "The building would perhaps be rather disturbing in terms of the townscape." "That will certainly be unusual for all of us," said Margit Kunstwadl (voter group).

However, she pointed out that the current inn also prevents a view of the church from one direction.

The architect has no such worries and referred to "a giant barn" that stood on the same spot 200 years ago.

A much larger intervention in the past was the construction of the community center in front of the church.

"Your ancestors changed the townscape most decisively," says Riesinger and said: "We plan very cautiously."

Even Mayor Ferdinand Geisberger (CSU) cannot yet imagine the new building and pointed out that the height of the building still has to be determined in the development plan: "The house should not be too bulky." prevent.

At the request of several councillors, a visualization of the new building will be created.

Something still needs to be clarified with regard to rain retention.

Finally, the architect emphasized that the development plan was completely contemporary.

"High-density living space, life in the town center - all current goals of our politics."

This is about the Loibl family's pension on the main street, where construction work has recently taken place.

According to Mayor Ferdinand Geisberger (CSU), the rooms on the ground floor and first floor are to be converted into five apartments.

The municipal council approved the application, but there were also isolated doubts about the number of parking spaces.

Robert Ulzhöfer (SPD) assumed that one parking space per apartment would not be sufficient in practice.

The planned underground car park was then mentioned in the agenda item "Development plan town centre".
