The area at the Spa & Resort Bachmair Weissach in Kreuth was recently an issue in the municipal council.

Hotelier Korbinian Kohler is planning three residential and commercial buildings there.


Mayor Josef Bierschneider explained that people had been thinking for a long time about what should happen to the large parking lot at the former Bachmair-Weissach Arena.

Initially, it was assumed that these were so-called outdoor areas.

However, since this is probably not the case, a project was recently presented at the meeting after in-depth discussions in the committee.

In order to control the development there, a development plan is to be drawn up.

First homes and businesses under one roof

A mixed use with residential and commercial use is planned between Bachmairweg, Wiesseer Straße, Ringbergweg and Mühlbach.

There is also an urban development contract between the investor and the municipality.

Among other things, it regulates that trade should be built on the ground floor of the three buildings in the direction of the main road, that the apartments may only be used as primary residences, including by employees, and that the cycle path and bus stop must remain untouched, as must the wall.

Urban planner Till Fischer from AKFU Architekten presented the project in detail.

Three structures are to be erected, each with three floors and offset from one another in order to reduce their massiveness.

An underground car park and above-ground parking spaces are planned.

House 1 will have a floor area of ​​37 by 18 meters, House 2 will be 33 by 16 meters and House 3 will be 34 by 18 meters.

The wall heights are 9.35 meters in the first two houses and 9.75 meters in the third.

Local character concerns

There was still a need for information from the municipal councils.

Markus Wrba (FWG) wanted to know what the status of the combined heat and power plant was, which he missed in the application.

However, this is not in the area of ​​the development plan, the planner explained.

Robert Gerg (SPD) would have liked the project near the hotel to be less massive and feared that it would push the area to its limits.

"It will change its face and take on an urban character," he said sadly.

Gastronomy in the form of a café or bar

Group colleague Martin Walch also had difficulties with the application and would have liked to have had more time to check a few points.

The planned gastronomy was also briefly discussed, but according to the planner it should be more of a café or a bar.

Finally, Mayor Josef Bierschneider was confident that it would be an interesting project for the district that would fit there.

In the end, the majority decided to draw up development plan number 38 for the area between Bachmairweg, Wiesseer Straße, Ringbergweg and Mühlbach in Kreuth-Weissach.

Four councilors voted against the plans.
