The CSU parliamentary group in the city council had criticized in February that nothing had been going on for years on the municipal property in a prominent location.

The SPD parliamentary group is now proposing a new concept for the use of the Esso site: a building with retail, restaurant and parking space.

The goal should be to revitalize the district road as Unterschleißheim's "shopping mile".

Attractive shopping mile the goal

So far, usage concepts have been developed in several rounds, aimed at a residential and commercial building with retail on the ground floor and apartments for the elderly on the upper floors.

Since such cross-generational living can now be better realized on the municipal property in the garden district on the business campus, the SPD intensively dealt with a new possible and sensible use of the Esso property in their retreat.

"The overarching goal was still to promote the district road as an attractive shopping street in Unterschleißheim," explains parliamentary group spokesman Thomas Breitenstein.

Good parking offer

The previous studies came to the conclusion that food and drug stores would best complement and support the existing range in the district street, followed by restaurants and other uses.

Because the areas for outdoor catering in the district street are also being used well - for example at the Sapori restaurant - and the citizens, according to the SPD, want further expansion, but parking spaces are no longer available, the SPD believes it makes sense to provide a good range of parking spaces on the Esso property make and offer multi-storey parking areas.

As a third function, they propose a café or an outdoor restaurant for the Esso property, which should serve as a place “for communicative get-togethers”.

Budget situation is tight

The question is whether an investor and project developer should realize such a property.

The city's budget situation is tense and the building authority is busy with other urgent construction projects.

In its application, the SPD proposes that in order to relieve the city of costs and responsibility for the builder, it should be examined whether the property should be made available to an external project developer, for example in the form of a long-term lease or sale.
