The motion by the Greens to create a municipal housing concept sparked a lively debate in the city council.

Given the lack of affordable housing, the topic remains relevant.

Tegernsee – For a short time there was thick air at the council table.

Unusual for the otherwise harmonious city council.

It was not the intention of Green Councilor Ursula Janssen to accuse the administration of omissions.

Her and parliamentary group colleague Marcus Staudacher was concerned with the creation of a municipal housing concept.

The corresponding application contained a work assignment to the administration as well as to the Tegernsee spa and supply companies (TKV) and their affiliated companies to compile all properties, create a list of priorities, think about founding a municipal company (KU) and as a long-term goal the founding of a valley-wide one housing company.

Ursula Janssen justified the application with "excessively rising land prices" that would have made the Tegernsee valley a "profitable speculation object for property developers".

Municipalities would be cornered with the result that there would be a lack of affordable housing and thus quite dramatically of skilled workers in almost all areas.

Municipalities are forced to counter this, not only through forward-looking structural and financial planning, but also through an efficient form of organization for rental apartments in municipal hands.

As far as the valley-wide cooperation is concerned, she gave other examples, such as the current planning of an indoor swimming pool.

"The crisis can be an impetus for increased cooperation," said Janssen.

What followed was a lively debate, in the course of which the tone became ever sharper.

The arguments of the Greens were understood in principle, but the added value and the proposals for implementation were questioned.

"We are already well on the way and have a huge potential to be looked after," said Deputy Mayor Michael Bourjau (FWG), referring to the number of city apartments that the city hall put at 150 after the meeting.

He rejects the establishment of a KU because the city council would lose its sovereignty and managing directors would only cost money.

Bourjau took the opportunity to bring up housing construction at the Horn car park again.

Andreas Obermüller (FWG) spoke in connection with the KU of a "waterhead" and accused the Greens of making an "ineffective shop window application".

Mayor Johannes Hagn (CSU) countered in detail.

He introduced himself to his administration, which is entrusted with the properties, and emphasized their expertise.

According to Hagn, he was surprised that the town hall did not ask for information and instead submitted the application.

He rejected the impression that the administration could work even better, reminded of the existing investment plan, which sets out the route to take when it comes to apartments and the annual 200,000 euros for energy-related renovations alone, the "dream quota" of 15 percent for affordable housing in Tegernsee, the second home tax increased to 20 percent, which will be reinvested in the procurement of housing.

Hagn listed the most important purchases made by the city and named the sum of 9.73 million euros that has been invested in them since 2015.

He also recalled a similar motion by his CSU parliamentary group from March 2020. Regarding the founding of KU, Hagn recalled that the city council had dissolved the Tegernsee property management company founded in 2012 in 2015 - for reasons of cost savings and administrative simplification, as can be seen from the protocol at the time emerges.

Ursula Janssen was surprised by the sharpness of the answer and asked to see the city's data.

Florian Kohler and parliamentary group colleague Manuela Brandl (BürgerListe) intervened on this point by defending the "information-friendly administration" and accusing the Greens of "bad style".

Nevertheless, it remains the case: data and facts on the subject of housing should be on the table for renewed debate by October.
