The construction site for the Elementum has stood still for the past few months.

Now the surprising construction freeze has been lifted.

The first 15,000 square meters have already been let.

Munich – Life is coming back to one of the most interesting projects in the Munich train station district – the Elementum planned by the Swiss star architects Herzog & de Meuron.

In recent months, the construction site has been on the corner of Paul-Heysestrasse and Bayerstrasse (Ludwigsvorstadt-Isarvorstadt).

Now the surprising construction freeze has been lifted and the demolition of the old post office building is progressing.

"The work has started again," says Matthias Euler-Rolle.

The former government spokesman for Austria is now active in the real estate business, just like the ex-chancellor of the Alpine Republic, Werner Faymann from the SPÖ.

Also in Munich: The real estate developer Imfarr, in which the Austrians have a stake, bought the Highlight Towers in Schwabing in 2021.

In February of this year, the contract was signed for Elementum, which previously belonged to Credit Suisse.

Architects have already designed the Elbphilharmonie and the Allianz Arena

In the coming years, a modern office complex is to be built on 150,000 square meters in the immediate vicinity of the main train station, which will also have space for shops and restaurants.

So far, the absolute eye-catcher in the design by Herzog & de Meuron (Elbphilharmonie, Allianz Arena) has been the park in the inner courtyard, which the public should also be able to enjoy.

As Euler-Rolle emphasizes, the overall concept will be retained.

"We want to create added value for the station district," emphasizes the entrepreneur from Vienna.

With his partners, he can announce the first contract for the new inner-city district: "The first 15,000 square meters have been rented." To the American company "WeWork", which offers solutions for office space, among other things.


The wishes of other future tenants are to be incorporated into the final plans for the former Postbank building.

This is currently being broken off, if you will, from the inside out.

The main work is currently in the Schwanthalerstraße area.

The conversion of the more prominent part of the building on Bayerstraße will take place in the final phase of the project.

According to Euler-Rolle, this is still on schedule despite the brief interruption.

By the end of 2025, the Elementum should bring new splendor to the station district.
