Regens Wagner has been planning the new building for the special needs school in Rottenbuch for more than ten years.

Sometimes the question of location stood in the way, then the Bräuhaus took precedence after the devastating fire.

Recently there was a problem with monument protection.

Now things are moving forward.

Rottenbuch - For Achim Gerbig, it was a moment of deep breathing: In January 2021, the general manager of Regens Wagner in Rottenbuch presented the plans for the new Don Bosco school building to the Rottenbuch municipal council.

The most important news at the time: the location has been set.

The special school is to remain next to the Bräuhaus, which is still under construction at the time.

City council members supported the project.

Since then it had become quiet around the Don Bosco School.

At least publicly.

But Regens Wagner pushed ahead with his project with planners and authorities.

"Something is happening, slowly, but something is happening," said Gerbig now, when he made representations to the municipal council again.

The sticking point in the past few months has been monument protection.

The responsible authority had approved the site in July 2021, but still expressed concerns about the design of the building.

The line of sight to the historic town center should not be disturbed under any circumstances, and the view of the existing ensemble should not be distracted.

"It took another year for the concerns to be dispelled," said Gerbig.

This time Birgit Egger from "Welsch + Egger Landscape Architects" was with him on the municipal council: she presented the current status of the project.

A total of twelve plans were submitted to the State Office for the Preservation of Monuments.

It gave priority to number nine.

A flat structure with mostly gabled roofs.

The current school building will be demolished and the new building erected to the north.

A basement is only planned in the sloping area to the north.

Those who come from Schongau still have a good view of the Bräuhaus.

The architects based their design of the future new building on this building.

In terms of style, the previous school building is more attached to the Fohlenhof.

"In terms of urban planning, it is a sticking point that we can solve in this way," said Egger.

Between the school buildings, which are currently close together, there will be more distance and possibly a nice square in the future.

Around 115 boys and girls are currently attending the support center with a focus on "mental development".

They can be accompanied there from elementary to vocational school.

There are 19 parking spaces planned for staff.

In order to avoid danger, footpaths and driveways should be laid out separately.

In order to be able to realize the building, outdoor facilities and driveway, an area of ​​1.25 hectares has to be redesigned – and some of it rededicated.

For the construction itself, Regens Wagner must have around 2,500 square meters of compensation area, since previously undeveloped ground will be sealed.

The foundation itself does not have a suitable area.

As Egger said, the municipality of Rottenbuch, which has land available for such cases, could perhaps help out.

This point was not clarified in the municipal council.

Notwithstanding, the panel voted unanimously to amend the zoning plan, as well as to establish a zoning plan with public participation.

The proposed plan was consistently well received.

The new building "would be a win for Rottenbuch", praised Rottenbuch's Mayor Markus Bader.

"In terms of urban development and also for the children."
