The municipality of Feldafing is granting investors significantly more building rights on the old clinic site.

The chances that at least a small proportion of affordable housing will be created are therefore high.

– Eight houses instead of the originally planned four are to be built on the old clinic site in Feldafing.

The municipal council gave the investors of the C7 group of companies its blessing for the project on Tuesday evening.

After much back and forth, the two sides have now found a solution that they are satisfied with.

C7 gets more building rights, can fulfill its contractual obligations and start with detailed planning and construction.

And the municipality can set clear building regulations and can count on at least a small proportion of affordable housing.

To avoid misunderstandings: Twice as many houses do not mean twice as many apartments.

Around 100 were mentioned in the older plans.

According to Mayor Bernhard Sontheim, the investor will receive around 1,800 square meters more building rights in relation to the floor area.

According to his calculations, these make up around 15 percent of the entire floor area.

There are no finished floor plans yet, and Fridolin Lippens, one of the C7 managing directors, does not want to and cannot yet comment specifically on the number of apartments.

Assuming 90 square meters per apartment, it could end up being around 20 more.

More than 100 apartments are to be built where the old Feldafinger clinic building still stands today.

In an interview with Starnberger Merkur, Lippens emphasized that affordable housing is only being negotiated proportionately for the additional building rights.

The basis should be an urban development contract in which Mayor Sontheim would also like to stipulate ecological construction and the consideration of e-mobility.

Two things that C7 is committed to anyway.

This can be seen from the concept that the planners presented to the municipal council on behalf of the company.

A few more keywords from this: "Protection of property and landscape", "Views of the countryside", a "sustainable and compact energy and local heating concept", "PV systems and rental electricity models", "easily accessible bicycle and cargo bike locations" and a "Optimized connection to the center of Feldafing".

The municipal councils do not yet see the latter so precisely.

"The planners should think again about the transition of the site in the direction of the municipal areas with the old fire station," says Sontheim.

Further details on one of the most important local development projects in Feldafing will follow at the council meeting on September 20th.

Then it should also go back to the so-called lantern floors on three buildings, which the majority of the municipal council has so far rejected.

According to C7 Managing Director Lippens, new models will be presented.

It is a complicated bureaucratic solution that is now supposed to make everything easier.

The council voted against the votes of Dr.

Michael Keltsch (AUF) and Anton Maier (Greens) for one of four variants that differ slightly in building arrangement and shape.

The council then unanimously canceled the development plan for the C7 area.

Because it takes some time for the municipality to develop a new plan, C7 contractually guarantees that the company will not apply for any further planning permission until then.

According to Sontheim, this deal has also been discussed with the district building authority.

The mayor is satisfied: "We now have a much better urban design.

And we make better use of the space.”
