A discount of one million shekels in Sabion: what is behind the discount price target? | Israel today

2022-08-31T09:51:32.896Z

Why should the taxpayer finance discounts on expensive land? Why was "cheap" housing built precisely in one of the most prestigious neighborhoods in Israel? • All the difficult questions behind the Housing Ministry's housing plans

Housing for the wealthy:

This week, leading construction companies, including Asia Cyrus, AP Netiv Magorim and Afridar, won a tender to build nearly 500 apartments in the luxury neighborhood "New Gadot" located in the northwest of Yehud-Monoson, near Savion-Gani Yehuda.

A large part of the apartments are intended for a benefit track for young people.

The prices of the apartments determined by the government appraiser will be about 2.2 million shekels for a four-room apartment as part of a target price plan, and the estimates are that the prices of similar apartments in the free market will be about 3.2 million shekels.

the meaning?

A discount of about one million shekels on apartments in luxury neighborhoods, all this of course at the taxpayer's expense.

money for the rich

The Asia Cyrus company, owned by Avi Tam, Doron Atia and Shahar Kahlon, won the tender for Rami's target price project, in the new Gadot neighborhood. The winning price was NIS 145 million. The developer is expected to build 156 units in four different buildings, including the front Commercial in an area of about 700 meters.

No less than 80% of the apartments in the project will be sold at a discounted price to those entitled to the Ministry of Housing, the rest of the apartments will be sold on the free market.

The mix of apartments will include three to five room apartments, including penthouses.

Why does the Ministry of Housing's discounted housing project provide a subsidy for apartments of over two million shekels, when it is clearly not aimed at young people and families whose hands are unable to buy an apartment on the free market in the current state of housing prices?

This question remains open.

As I recall, Housing Minister Ze'ev Elkin stated about a year ago that the target price program will only be implemented in municipalities where the price per square meter is up to NIS 23,400 including VAT.

That is, in Gush Dan settlements where apartments cost more than 2.3 million shekels, eligible persons should not receive apartments at a discount.

"To change the tendering system".

The CEO of Asia Cyrus, Avi Tam, commented on some of the problems with the method: "We operate in the Negev and the south with the belief that this is the next region of Israel and from an ideology.

The company has the financial ability to compete in tenders all over the country, but we call on Rami Lerami to change the tendering system according to which the highest price offered wins, to a system according to which the third highest price from the top wins - which will also contribute to the drop in apartment prices. Stock exchange companies, which play with public funds, They offer illogical prices for land in the center, and jump the whole market up."

The Hayom Real Estate system contacted the Ministry of Construction and Housing for a response, but it has not yet been received.
