The municipality of Habach has a new building yard - faster than expected and different than planned.

In the coming weeks he should now be gradually moved into.

Habach - up to now Habach has not had a municipal building yard - has never had one either, as Mayor Michael Strobl said in November last year when the first drafts for the construction of one in the Mühltal industrial park were presented to the municipal council.

Until now, equipment and machines have been stored in various buildings spread across the municipal area;

for example in the fire station or in a rented barn.

After the municipal council had unanimously approved a building application for the construction of a new building yard on a municipal property of around 2700 square meters at the end of 2021, construction of the complex with grit silos and car wash area was to begin this year.

An initial estimate at the time – i.e. before the Ukraine war – assumed construction costs of one and a half to two million euros for the project.

But things turned out differently.

Municipality exercised its “right of repurchase”.

As Mayor Strobl now informs when asked, the municipality recently bought the commercial operation of a company in Mühltal.

"We exercised the right of repurchase," says Strobl.

This, explains the mayor, is contractually stipulated and states that every company that settles in the Habach industrial park and purchases land from the municipality for this purpose undertakes with this purchase to operate their business there for at least ten years.

If the operation is given up earlier, the land and property should not simply be sold freely, but would have to be offered to the community for repurchase.

And that is exactly what the company in question – Strobl does not want to reveal its name – recently did after it had already given up its operations in the Mühltal some time ago.

"It wasn't worth it"

says Strobl about the reasons for the closure of the company.

The municipality paid around 2.3 million euros for the approximately 4,000 square meter property on which a residential building, an outbuilding and a hall were built.

The purchase agreement has already been signed.

"It's in the bag," says Strobl.

He will announce this purchase publicly at the next public meeting of the municipal council.

So far, the municipal council had not publicly discussed the purchase intentions.

In addition to the purchase price, there would be another around 300,000 euros, which the municipality would pay, among other things, for the replacement of machines or inventory, explains Strobl, why this year more than 2.6 million euros are planned for the building yard item in the double budget of his municipality (we have reported) .

Bauhof is gradually moving in

According to Strobl, the company must have cleared the building and property by December 1st.

"The building yard is gradually moving in." Some of the hall has already been occupied.

According to the mayor, it is still unclear what will happen to the residential building that is not needed for the operation of the building yard.

It would be conceivable, for example, to rent it out to traders.

"But that's not certain yet."

Strobl explains why the municipality decided to buy the company complex and rejected its plans for a new building, among other things, by saying that a new building would have been very expensive for the municipality;

among other things because of a large number of required expert opinions.

Building plots that are no longer needed are to be sold

The area, which was actually intended as a building site for the new building yard, now remains free and should be sold to an interested party if there is a corresponding request.

Basically, according to Strobl, his community in Mühltal wants to keep around 5,000 to 7,000 square meters - for future construction projects.
